do hereby grant and release tints the parties of the second part,
their heirs and assigns forever,all that plot of land situate at East
Marion in the Town of Southold, County of Suffolk, State of New York, which plot
is known as and by the lot number 86 as shown on a map entitled "Map of Section
Two Gardiner's Bay Estates, situate at East Marion, Long Island" which map was
filed in Suffolk County Clerkis office on September 23rd, 1927, under the number
275.
TOGETHER with the right of way to pass and repass for street purposes over
all streets on said map including "the paths" leading to the beach.
TOGETHER with the right to use the beach lying between Spring Pond and the
Bay and Old Orchard Lane and the Channel marked upon the said map as "Beach
for use of lot owners" for bathing and similar purposes, and together with a right
of way over Old Orchard Lane and over the beach to the said waters.
TOGETHER with all other easements and rights of way, if any, appurtenant
to said premises.
SUBJECT to the covenants, conditions and restrictions contained in a certain
deed dated March 14, 1952, between Gardiners Bay Company, Inc. and George
Wahlig and Joseph J. La Manna which said deed was recorded in the Suffolk County
Clerk's office on the 11th day of April, 1952, in Liber 3339 of Deeds at page 577.
