do es hereby grant and release unto the party of the second part,

Xait that certain plot, piece or parcel of land, situate, lying and being at East Marion,
Town of Southold, County of Suffolk, State of New York, bounded and described as
follows:
BEGINNING at a concrete monument set on the northeasterly line of Bay Avenue at
the northwesterly corner of land now or formerly of Rhodos and at the southwesterly
corner of the premises herein described; and running thence along said northeasterly
line of Bay Avenue, North 29 degrees 02 minutes 30 seconds West 156.0 feet to a
concrete monument; Thence along land now or formerly of John W. Vail and Minnie A.
Vail, four courses as follows:
(1) North 57 degrees 20 minutes 20 seconds East 200.0 feet to a concrete monument;
thence
(2) South 29 degrees 02 minutes 30 seconds East 51,0 feet to a concrete monument;
thence
(3) N,,rth 56 degrees 39 minutes 30 seconds East 100,0 feet to a concrete monument;
thence
(4) South 29 degrees 02 minutes 30 seconds East 105.0 feet to a concrete monument
and said land now or formerly of Rhodos; thence along said land of Rhodos two courses,
as follows:
(1) South 56 degrees 39 minutes 30 seconds West 100.00 feet to a concrete monu-
ment; thence
(2) South 57 degrees 20 minutes 20 seconds West 200.0 feet to the point of beginning.
BEING and intended to be the same premises conveyed to the party of the first part
by John W. Vail and Minnie A. Vail by deed dated December 15, 1949, and recorded in
the Suffolk County Clerk's Office on January 6, 1950, in Liber 3033 of Deeds at page 209.
The party of the second part covenants that the premises will not be used for any
purpose except residential purposes for a period of five years from the date hereof,
