(0 10,00 lawful money of the United States, and other good and
valuable considerations paid by the party of the second part,
docs hereby grant and release unto the party of the second part, his
heirs and assigns forever, all that certain piece or parcel of land
together with the buildings and improvements thereon, situate at Orient, Town of
Southold, County of Suffolk and State of New York, bounded and described as follows -
BEGINNING at a point on the line of ordinary high water mark of Long
Island Sound on the line between land of Stephenson Estate, formerly of
Birdseye and the premises herein described; running thence along said

land of Stephenson Estate, formerly of Birdseye and through three monu-
ments, South 38 degrees 10 minutes 40 seconds East 770 feet, more or
less, to ordinary high water mark of Orient Harbor; thence along said
ordinary high water mark of Orient Harbor in a general southwesterly
direction 1110 feet, more or less, to land of Young; thence along said
land of Young and then land of Danforth, through a line of monuments,
North 24 degrees 04 minutes 3u seconds West 1086 feet, more or less,
WIPARE to said ordinary high water mark of Long Island Sound; thence along said
ordinary high water mark of Long Island Sound in a general northeasterly
direction, 845 feet, more or less, to the point of beginning.
TOGETHER with all the right, title and interest of the party of the
first part of, in and to the lands under water of Long Island Sound and
Orient Harbor abutting said premises.
TOGETHER with all right, title and interest of the party of the first
part of, in and to the highways in front of and adjacent to said premises.

EXCEPT such portion of the above described premises as has been dedicated
for highway purposes.
EXCEPTING any right of way over the said premises reserved in former
deeds of record.
SUBJECT to an easement or right-of-way over the easterly 10 feet of the
premises as reserved in deed recorded in Liber 994 of deeds at page 44 and
excepting that portion of the premises now used for Cemetery purposes and
known as the Truman Cemetery.
TOGETHER with all the right, title and interest of the party of the first
part of, in and to the highway abandoned by a majority of the Town Board
of the Town of Southold August 7, 1945 who considered the application for
the abandonment of the Old Main Roadbed north of the State Road at Orient,
in the Town of Southold, Suffolk County, New York and who consented that
such abandonment and discontinuance be made to accordance with the prayer
of the petition of Mabel and Rutledge Howard.
BEING and intended to be the same premises conveyed to the parties of
the first and second part as tenants by the entirety by deed dated October
26, 1953 and recorded in Suffolk County Clerk's office in Liber 3605 of
deeds at page 414 on November 2, 1953,
