Gouffthat plot of land situate at East Marion, Town of 'Southold,
lwof Suffolk, State of Now York, being a triangular plot at the
southeasterly corner of lot 37 as shown on "Map of Section Two
Gardiner's Hey Estates, situate at East Marion, Long Island" which map
was filed in Suffolk County Clerk's office on September 23, 1927,
malar the number 275, which lot 37 was conveyed to the parties of the
first part by the party of the second part by deed dated September 30,
1953, and recorded in Suffolk Clerk's office in liber 3719 of
deeds at page 264 on July 6, 1954, and which triangular plot is more
particularly described as follows:
AIRIARIK at a point in the division line between the said lot 37
and o on said map distant eighty-five and forty-eight one-hundredt _•
(85.48). feet southeasterly of its intersection with the northeasterly
side of Knoll Circle and running thence south seventy-nine degrees
two minutes fifty seconds east (S. 794 2' 50" E.) along said division
line eighty-six (86) feet more or less to the high water mark of Spring
Pond{ thence northwesterly along said high water mark forty (40) feet;
thence south seventy-seven degrees thirty-one minutes ten seconds west
(8. 77s 31' 10" V.) fifty-eight (58) feet more or less, through lot 37,
