All that certain plot, piece or parcel of land, situate, lying and
being at Orient, Town of Southold, County of Suffolk and State of New
York, bounded and described as follows:
BEGINNING at a point on the northerly line of a proposed 50 foot
private road to be known as North View Drive, 20.28 feet westerly
along said northerly line and along the northerly line of a 33 foot
private road known as North View Drive from the southwesterly corner
of land of Helen Haas; from said point of beginning running thence along
said northerly line of said proposed 50 foot private road to be known
as North View Drive, 2 courses, an follows: (1) South 67 degrees 42
minutes 20 seconds west, 266.26 feet to an iron pipe; thence (2) south
79 degrees 42 minutes 00 seconds weaC, 184.18 feet to land of Eva
Dyer and others; thence along said land of Dyer and others, north 43
degrees 40 minutes 30 seconds west, 448 feet, more or lees, to ordinary
t,iph watermark of Long Island Sound; thence easterly along said high
water mark, 616 feet, more or lees, to a point, 20.0 feet westerly from
said land of Helen Haas, measured at right angles thereto; thence along
land of the party of the first part on a line parallel to and 20.0
feet westerly from the westerly boundary of said land of Haae, measured
at right angles thereto, south 24 degrees 00 minutes east, 340 feet,
more or less, to the point or place of beginning.

to be kno.:n as North View Drive, from the southwesterly comer of
the premises easterly about 460 feet to the westerly and of said
33 foot private road known as North View Drive; also with a right
of way over said 33 foot private road known as North View Drive,a
33 foot private road known as South View Drive and a 33 foot private
road known as Brown's Hill Road, to the Main Road (Route 25).
SUBJECT to any state of f .ate an accurate survey might show.
SUsJ;]CT to covenants, restrictions, easemehta, agreements, reserva-
tions and zoning regulations of record.
SUBJdCT' too, to covenants and agreements contained in a multi-party
agreement dated September 22, 1956 and recorded in the Suffolk county
clerk's office November 149 1956 in liber 4212 at page 426, to which
agreement the parties hereto were parties; the promisee described herein
being made hereby a part of the Brown's Hills Estates development, and
subject to the discipline and conditions and entitled to the rights
and privileges thereof.
The parties agree that the said proposed 50 foot road may be dedicated
or conveyed to Brown's '!ills Estates, Inc.
The parties agree that so much of the premises as lie northerly of
the foot of the bank and between the foot of the bank and the ordinary
high water mark of Long Island Sound may be used by the property
owners of Brown's Hills -states who remain in good standing as members
of brown'a hills Estates, Inc. for swimming and beach. recreation
purposes, provided that nothing nerein contained shall be deemed to
prohibit the party of the second part from erecting a bee eh or boat
.,ous,, wharfs, mooring or docking facilities or such other structures
as may be desired by the said party of the second part.
