/e as WITHESSETH, that the party of the first part, in
consideration of tan dollars paid by the party of the se-
cond part, does hereby remise, release and quitclaim unto
the party of the second part, the heirs or successors and
assigns of the party of the second part forever, �I
ALL that certain plot, piece or parcel of land,
with the buildings and improvements thereon erected, situ-
ate, lying and being in the Village of Orient, Town of
Southold, County of Suffolk and State of New York.
PARCEL NO. 1. Bounded northerly by land conveyed
by James Douglass to Natty Laudy; easterly partly by the
highway and partly by land formerly of Henry Dyer; southerly

by land formerly of David T. Glover; westerly by the waters
of Orient Harbor - said premises being as shown on the sur-
vey dated August 22, 1916, made by Halsey & Van Tuyl, En-
gineers and Surveyors, of Greenport, New York.
PARCEL NO. 2. Bounded northerly by King Street,
so called, and the beach formerly of James Douglass; east-
erly by the land formerly of William S. Hubbard; southerly
by the land and beach formerly of David T. Glover; west-
erly by the bay.

Subject to an easement or right of way over the
moat easterly 10 feet of said premises in favor of the
owners of the premises adjoining on the south extending
from King Street to the northerly boundary of the premises
adjoining on the south and as more particularly set forth
in Liber 2956, page 3.
The aforesaid premises are conveyed subject to
such state of facts as an accurate survey of the premises
i shall disclose, encroachments thereon, municipal, state
and Federal regulations governing the same, zoning ordin-
ances and restrictions and easements of record, if any.

Being the same premises conveyed to George W.
Douglass by the following grantors:
1/8 (a) By deed of George W. Douglass, Jr., dated
December 7, 1948, recorded December 11, 1948, in Liber 2904,
page 241.
,i 1/8 (b) By deed of Jocelyn C. Cooper (formerly Jo-
celyn C. Douglass) dated October 31, 1945, recorded Novem-
ber 15, 1945, in Deed Book 2505, page 57.
1/2 (c) By deed of Kenneth I. Brown and Muriel H.
Brown, his wife, dated October 26, 1945, recorded Novem-
ber 15, 1945, in Deed Book 2505, page 51.
1/4 (d) By intestacy of E®e Douglass who died Feb-
ruary, 1936, a resident of the Town of Montclair, Essex
IICounty, New Jersey.
The party of the first part have executed this
deed to the party of the second part in order to extinguish
any and all rights which they may have under the Last Will
V and Testament of George W. Douglass, deceased, in and to
the aforementioned premises.
