East Marion, Town of Southold, County of Suffolk, State of New York,
described as follows :
BEGINNING at a point on the southwesterly side of West Lane 150
feet southeasterly of its intersection with southerly side of North
Lane , and running southeasterly along the southwesterly side of Nest
Lane 75 feet• thence at right angles to the southwesterly side of '.des
Lane 125 fee to land as shown on "Map of Section Two Gardiners Bay
Estates," owned by Gerdners Bay Companyq Inc . 33 thence northwesterly
along said land as shown on said map 75 feet lmore or less) ; thence
northeasterly and again at right angles to the southwesterly side of

TOGEThER with an easement to pass and re-pass over South Lane , Ea t
Lane, "Fest Lane and North Lane out over Sylvan Drive and Old Orchard
Lane to the Main Road for the purpose of access to said premises from
said highway and together with the right to use the beach along
Gardiner' s Bay as hereinafter described for bathing and similar
purposes with an easement for 2 right of way over the path leading fr cm
South Lane to said beach.
The beach of w'tich the use is granted to tl)e parties of the second pat
and the right of way leading thereto is described as follows :
BEGIiNING at a concrete monument at a Point on the southeasterly ine
of South Lane Which is distant when Measured alone said line 67.34 fe t
northeasterly of the northeasterly line of land conveyed by the Parti s

E. 177.68 feet along other lend of the Parties of the first part to a

course S. 310 1' 30" E. from a concrete monument on the southerly line
of South Lane distant 77.75 feet northeasterly from the point of
beginning; running thence N. 310 1' 30" W. 56.87 feet more or less to
a concrete monument; thence running N. 310 1' 30" W. 56.87 feet more
or less to a concrete monument thence southwesterly a straight line
70 feet more or less along other land of the parties of the first part
to a concrete monument ; thence N. 310 1' 30" W. along other lands of tie
parties of the first part 179.37 feet to a monument on the southerly
side of South Lane ; and thence S. 420 46' 30" W. along South Lane 10.4
feet to the point of beginning.
BEING AND INTENDED TO BE the same premises conveyed to Neil L. Car ;o
and Lorraine Carto his wife, by Frank S. Thorp and wife by deed dated
October 1953, and recorded October 8th, 1953 in Liber 3592 of Deeds
at page 1T+9 in the Office of the Clerk of Suffolk County.
The conveyance hereunder is subject to certain mortgages executed y
Neil L. Carto and Lorraine Carto as mortgagors to the Peoples National
Bank of Greenport , N.Y. and The North Fork Bank and Trust Company as
mortgagees which mortgages are dated November 23 , 1953 and December 20
1954, respectively, and recorded in Liber 2149 of Mortgages at page 12
and Liber 2330 of Mortgages at page 496, respectively, in the office
of the County Clerk of Suffolk County and on which mortgages, as .
consolidated and extended by agreement dated December 20, 1954 and
recorded in Yblume 2330 of mortgages at page 493 in said County Clerk'
Office, there is now due the sum of S 6 fof. /8 with interest at
5% from the 20th day of May, 1957 and that the grantees hereby assume
and covenant to pay such mortgage debt and interest as part of the
consideration for this conveyance.
