that plot of land situate at East Marion, Town of Southold, County
of Suffolk, State of New York, known as and by part of lots numbered
28 and 29 on a certain map entitled, "Map of Section Two, Gardiner'$
Bay Estates, situate at East Marion, Long Island"p which map was
filed in the Suffolk County Clerk's Office on September 23, 1927 under
the #275 and bounded and described as follows:
BEGI'7NIVG at a point on the southerly line of Knoll Circle at the
division line between lots numbered 29 and 30 as shown on said map;
running thence south 4 degrees 08 minutes 50 seconds east along said
division line 71.27 feet to a point; thence south 5 degrees 32 minutes
10 seconds west and through lot numbered 29, a distance of 67.07 feet
to the southerly line of lot numbered 29 on said map; thence westerly
along the southerly line of Iota 29 and 28 on said map, 81 feet to the
land conveyed by Arthur D. DeMott and Eva B. DeMott to James A. Stokes
and Constance N. Stokes by deed dated August 22nd, 1947. recorded
September 2nd, 1947, in liber 2746 op 286; thence north 17 degrees 30
minutes 30 seconds east along said land of James A. Stokes and
Constance M. Stokes a distance of 120.14 feet to the southerly line of
Knoll Circle; running thence along the southerly line of Knoll Circle
the following two courses and distances: (1) south 31 degrees 42
minutes 50 seconds east 5.0 feet to a point of curve; thence (2) east-
erly along a curve bearing to the left and having a radius of 50.0 fee
a distance along said curve of 35.0 feet to the point or place of
beginning.
TOGETHER with all the right, title and interest of the party of the
first part of, in and to the land lying south of the above described
premises and land under the water$ of Spring Pond between the ex-
tension southerly of the westerly and easterly line of the premises
above described.
