A. For new building or new use:
I. Final survey of property with accurate location of all buildings, property lines, streets, and unusual natural or
topographic features.
2. Final Approval from Health Dept. of water supply and sewerage-disposal (8-9 form).
3. Approval of electrical installation from Board of Fire Underwriters.
4. Sworn statement from plumber certifYing that the solder used in system contains less than 2/10 of I % lead.
5. Commercial building, industrial building, multiple residences and similar buildings and installations, a certificate
of Code Compliance from architect or engineer responsible for the building.
6. Submit Planning Board Approval of completed site plan requirements.
B. For existing buildings (prior to April 9, 1957) non-conforming uses, or buildings and "pre-existing" land uses:
I. Accurate survey of property showing all property lines, streets, building and unusual natural or topographic
features.
2. A properly completed application and a consent to inspect signed by the applicant. If a Certificate of Occupancy
is denied, the Building Inspector shall state the reasons therefor in writing to the applicant.

Dear Mr. Eller:
As per your written request dated March 29, 2006 for a Certificate of Occupancyfina1 site inspection, Planning
Departtnent staff perfonned site visits on April 3, 2006 and June 26, 2006. In reference to the above, the
Planning Board has accepted the 'As-Built' plan dated February 19,1991 and last revised May 18,2006. As per
your letter dated June 21, 2006, the Planning Board has accepted the minor changes in landscaping along the
vineyard rows on the west of the parking lot and the east side of the tasting room building. This is to inform you
that the site plan requirements have been satisfied conditional of the following items:
1. All signs shall meet Southold Town Zoning Codes and shall be subject to approval of the Southold
Town Building Inspector.
2. All ~dicap parking stalls and access aisles must comply with New York State Code and ADA
reqwrements.
This letter does not condone any changes from the approved site plan and approvals from other agencies if
required.

Geotechnical Report
RegTech, LLC. has prepared this Geotechnical Report for the above referenced site. The work
described in this report was conducted in accordance with the scope of work provided by
Vineyard 48. Field data was used in rendering geotechnical evaluation and judgment regarding
subsoil suitability in connection with the construction of a one (I) story steel frame building at
the subject site. No materials testing laboratory analysis was performed on any of the soil
samples.
Exploratorv Program
RegTech developed a test pit excavation program to determine the nature and condition of the
soils below the existing ground surface at the site. The program consisted of excavating (3) test
pits in order to determine the type of soil underlying the building and depth of the building
footings. The tests are located along rear wall and comers of the building (See Photograph Nos.
8 through 13) and are intended to ascertain the strength of the soils to support the building loads.
At each location, soil samples were collected. Each of the soil samples was placed in glass jars
and retained for further examination (if warranted).
Summarv
This report was developed from conventional and standard soil testing procedures and
engineering analysis.
The exploratory program revealed coarse to fine sands (Soil Group SW) in each test pit. These
are generally satisfactory soil conditions for the existing steel frame building, which, stabilized
as necessary, are judged as compatible with standard, best practice construction procedures.
The exposed concrete foundations, including retaining walls and grade beams, are in good
condition and no visible cracks or settlement was observed in each test pit or around the building
perimeter.
No groundwater table or perched water condition was observed at any of the excavations.

Soil Analvsis
The in-situ soils encountered are typical of the region and are granular, clean, suitably graded,
non-reactive and are moderately consolidated. Soil bearing capacity is estimated from results of
in-situ tests using empirical correlation factors. A soil bearing value (SBV) of approximately 3
tons per square foot (TSF) was estimated for the undisturbed, structurally rated soils
encountered. This is consistent with the classification of the subsurface soils.
Recommendations
Based on the limited information from the results of the test pits and the existing building, this
site can be considered to be good with providing satisfactory support of the construction.
Limitations:
It must be noted that no structure or slab should be expected to remain totally free of cracks and
minor signs of stress. The flexible nature of structures allows them to respond to movements
resulting from minor settlement of fill or natural soils. In addition, products containing cement
also shrink during natural curing. All of the above can induce stress that frequently result in
cosmetic cracking on rigid surfaces.
The recommendations in this report are based on our experience in conjunction with the limited
soils exposed at the site. We believe that this information gives an acceptable degree of
reliability for anticipating behavior of the proposed building to be constructed. However, our
recommendations are professional opinions and cannot assure accuracy beyond the limits of the
soil profiles form which data was obtained. This report is based on the evaluation at the
described site.

INSTRUCTIONS
a. This application must be completely filled in by typewriter or in ink and submitted to the Building Inspector, with 3
sets of plans, accurate plot plan to scale. Fee according to schedule.
b. Plot plan showing location of lot and of buildings on premises, relationship to adjoining premises or public streets
or areas, and giving a detailed description of layout of property must be drawn on the diagram which is part of this appli-
cation.
c. The work covered by this application may not be commenced before issuance of Building Permit.
d. Upon approval of this application, the Building Inspector will issued a Building Permit to the applicant. Such permit
shall be kept on the premises available for inspection throughout the work.
e. No building shall be occupied or used in whole or in part for any purpose whatever until a Certificate of Occupancy
shall have been granted by the Building Inspector.
APPLICATION IS HEREBY MADE to the Building Department for the issuance of a Building Permit pursuant to the
Building Zone Ordinance of the Town of Southold, Suffolk County, New York, and other applicable Laws, Ordinances or

1. AMERICAN BUILDINGS COMPANY ASSUMES NO RESPONSIBILITY OR LIABILITY
FOR FOUNDATION, FLOOR OR SLAB DESIGN, OR CONSTRUCTION.
2. THE FOUNDATION DESIGN SHOULD BE DONE WITH DUE REGARD TO THE
SPECIFIC SOIL CONDITIONS PRESENT AT ACTUAL JOaSlTE.
