I am a duly licensed real estate broker and sole owner of First Towne Realty of Southold and Cutchogue, New York. I have acted in some sales and purchases in the Town of Southold. I have also bought and sold real property for my own account at Southold and elsewhere in the Town of Southold. I am well acquainted with real estate values in the Town of Southold. . . On or about August 10, 1989, the Town of Southold requested First Towne Realty to make an appraisal of property in the Town of Southold, Village of Mattituck, State of New York. While I was then generally familiar with the property, I have s:lnce carefully inspected all of the property for the purpose of appraising it. The parcel contains approximately 111.764 acres with 1766.20 feet on Sound Avenue, Mattituck, Town of Southold, County of Suffolk, State of New York. It is bounded on the Easterly by lands of Denys, Lomaga, Isle, Metzger, on the Southerly by Metzger, Aldrich Lane Realty Assoc., on the Westerly by Aldrich Lane Realty Assoc., Kujawski, Aldrich Lane and Gatz and on the Northerly by Dickerson and Sound Avenue. This property was farm land and is flat and open. The 1988 - 1989 Southold Town Assessment was: Land Building Total $27,000 500 $27,500 for 3 parcels In my opinion a fair market value for the Subject Property on November 22, 1989 would be $14,000 per acre or $1,564,696 or say $1,565,000. . .
