On or about October 7, 1988, the Town of Southold requested First Towne Realty to make an appraisal of property in the Town of Southold, Village of Southold, State of New York While I was then generally familiar with the property, I have since carefully inspected all of the property for the purpose of appraising it. The parcel contains approximately 44.376 acres with 1029 feet on Sound View Avenue and runs directly South approximately 2007 feet to the Old North Road, Southold, Town of Southold, County of Suffolk, State of New York. It is bounded on the North by Sound View Avenue, on the East by Sawicki, on the South by Old North Road and on the West by Mount Beulah Acres. The property has some trees, wetlands and open areas. It has been years since it was farmed. There is a nice roll to the property and will make a very nice subdivision. The 1987 -1988 Southold Town Assessment was: Land Total 13,100 13,100 In my opinion a fair market value for the Subject Property on October 27, 1988 would be $20,000 per acre or $887,520.00. . .
