On or about July 12, 1988 the Town of Southold requested First Towne Realty to make an appraisal of 16.8 acres of vacant property in the Town of Southold, Village of Peconic, State of New York. While I was generally familiar with the property, I have since carefully inspected all of the property for the purpose of appraising it. The parcel contains approximately 16.83 acres and is located on Route 48, Peconic, Town of Southold, County of Suffolk, State of New York, and is bounded on the East by Krupski, on the South by Long Island Rail Road, on the West by Damianos and on the North by Route 48. Subject Property is a flat piece boarded by the Long Island Rail Road and Route 48. There is a vineyard to the West and business property to the East. Because of the above, it is not particularly desirous as residential property. I have thus appraised the property at the lower end of present values. The 1987 - 1988 Southold Town Assessment is: Land $4,200.00 Total $4,200.00 In my opinion a fair market value for the parcel on July 29, 1988 is $20,000 per acre or $336,600 say $335,000. Copies of the subdivision maps are enclosed. Section A 106-38 E. (3) of the Subdivision of Land reads as follows: The Town Board shall determine the amount to be deposited based on the following formula: not less than three thousand dollars ($3,000.) per gross acre of land that would otherwise be requited for recreational purposes or five (5%) percent of the fair market value of the total acreage proposed for subdivision as deter- mined by an independent appraier retained by the Town.
