(Otto Uhl) 8-2-?9 East Marion, L. I. Sound and Dam Pond Dear Board Members: Enclosed please find a print of survey pf,two earcels of land I own (1000- 22-3-19 & 21) adjacent to lands above mentioned. My parcels are landlocked and my attempts to purchase a legal means of access from my parcel to the main road have to date failed. There exists several roads; traveled road , roadway through woods, farm roads and traveled farm roads , all of which lack essential elements of proper road network planning. I am certain that your board would consider the various parcels located in close proximity to the large Uhl parcel and would hope that any development that you would approve of the Uhl parcel would take into consideration future development of the entire area. I would appreciate an opportunity to be present with your board at the meeting regarding proposals for the development of the Uhl parcel. I have expressed my willingness to Mr. Uhl and Mr. Tedeschi (Mr. Uhl;s attorney) to contribute financially towards road improvements and join in my lands with the develop- ment pattern of their lands. It is my opinion that the interests of all landowners in the area and the public in general would be best served by your boards consideration to requests outlined in this letter. Mr. Gazza bought this property in September of 1977 from the Tabor Estate for the grand sum of $8,500 for the two parcels. He has ten acres of land which is assessed at $1500. The assessors list it as poor farm- land and poor property because of lack of right-of-way. (shown in pink) into a road acceptable by the Town as a public road. Dear Board ,Members : Enclosed please find a print of survey prepared by Plr. Van Tuyl Title No. 1297710, showing a portion of the private road (in pink) which is the subject of this letter. This private road situate on the lands of Cove Beach Estates is already improved with a hard surface to a width of approximately 18 feet. I have met with the owners of the Cove Beach property in an attempt to gain access over their land from my 4. 915 acre parcel to a public road. The owners inquired of me if I would be willing to improve the "pink" road in accordance with specifications for highways to be accepted by the Town as a public road. It is my understanding from a reading of chapter A-loo of the sub-division code of Southold Town that your Board together with the Highway Department makes the determination as to the exact improvement of a road , (pavement width, sidewalks, curbs, drainage etc) prior to it being accepted as a public road. I would appreciate your making. an inspection of this "pink" section of Cove beaches private road and providing me with a detailed list of improvements that need be completed to this existing road prior to its acceptance by the Town of Southold. Tedeschi - Attorney 403 Main Street Greenport, New York Re : Cove Beach Estates Inc. property, Dear Mr. Tedeschi, Thank you for contacting me regarding the offer of your client Otto Uhl, to purchase the 5.393 acres and14.915 acre ", parcels that I purchased from Tabor. As I expressed to you last Friday I .am not interested in selling my property in its present condition but would like to obtain a legal and practical means of access to it from the main road. As attorneys we both realize that "landlocked" property does not exist under the laws of New York State and further that the Tabors have most certainly acquired perscription rights over the traveled roadways as shown on the Van TuVh survey of my property dated 7/25/77. I am still hopeful that the owners of Cove Beach Property, and I can reach a friendly solution to this problem. In my opinion proper planning would be best served by providing an improved private roadway through my property connecting into the existing private roadway of Cove Beach Estates. With proper planning this would provide for a more orderly development and would create building plots that could add to the character of the area in addition to increasing property values . As I expressed in previous letters I am prepared to bear the expense of the additional roadway and also pay owner cash or give a portion of my property to the owners of Cove Beach for the privilege of use anti extension of their private roadway. I would be grateful if we could all meet as gentlemen and discuss the above matters. As businessmen we should be able to work out a compromise beneficial to both our interests. Please advise if a meeting could be arranged at your convenience.
