However, the approved subdivision map on file shows only three lots. An application to subdivide this property into four lots was made in 1986 under the name MacKenzie, Ram Realty and Peluso. However, since this office did not receive maps with Health Department approval, it was unable to proceed with approval. There has been no action on this subdivision since November of 1987. If you wish to abandon the approved map and resubdivide this land, please send a letter to this office indicating how you wish to subdivide the property. Include a sketch map. In response, you will be sent a letter outlining what procedure this Board will follow in processing your application. Shoulder on n/s about 20' wide composed of loam with natural content of stone south side is of same material. Davis specification calls for 3' wide to be stripped of topsoil and replaced with bank run. Low areas on both side at east end hold water for about 130'. It was pointed out by Davis (April 19, 1987) - Item 3, that low areas should be corrected with the placement of additional bank run. 4. Two test holes indicate 2" of compacted stone blend on a base material of sandy gravelly loam. At the easterly end of the road the surface material feathers out and stops at about 30' short of the end. The "under construction" driveway entrance falls within this area of unfinished road. Davis Date: April 19, 1987 Re: Access Road for Thomas MacKensie, RAM Realty and Ralph & Ellen Peluso - Minor 4 lot subdivision at Orient Comments: Status of present road in the 50 ft. R.O.W. as follows: Extends from Platt Road along west side of Lot 4 and partly along west side of Lot 3 where a house is under construction. The road has been partially constructed. Width is I2 ft.~. Test holes showed 8"+, ]1" and l]" indicating that topsoil had been removed. Using the assumed elevations shown on the VanTuyl map the road profile will drain to Platt Road, 0.54% along lots 2 and 3 and 0.20% along lots 1 and 4. Recommendations: I. Road width should conform to 280-a (t5 ft.). 2. Remove topsoil on one side for 3 ft. and replace that excavation with the same bankrun material as used in the first operation. 3. There are some low areas in the present work. Bring in sufficient additional bankrun to smooth the road profile throughout and to be slightly above the adjacent O.S. 4. Place a crowned top course l/4"/ft, of 3/4" stone blend. Top course to be 3" L.M. to obtain a 2" compacted depth. Other approved top course material may be used at option of owners. 5. Do not see any drainage problem at this stage of development. How- ever with houses, driveways, etc. on lots ],2 and 4, runoff to Platt Road via the R.O.W. road could cause flooding. Drainage problems incurred due to improvements within the subdivision shall be corrected by the applicant and/or the owner. Davis RI.[ OPY Sidney B. Schultze, Secretary LD D T( LD ~ ¥ Southold, N.Y. 11971 (516) 765-1938 For your information regarding the new proposal for MacKenzie, Ram Realty, and Peluso located at Platt Road, Orient: This was approved as 4 lots on 9.1 acres on June 29, 1973 by the Planning Board under the name of Milton Mehlman (see the attached survey) Then, in 1984, the proposal was revised to 3 lots on 9.1 acres under the name of John M. Strong and approved by the Planning Board. (see attached survey ) The current proposal is for 4 lots on 9.1 acres, however, they show flag lots rather than the right-of-way as was shown on the previous approved four lot subdivision. ** Please also note the correspondence from the Planning Board, to Mr. Flanagan dated October 13, 1983 requesting that the right-of-way remain. The current proposal eliminates this and shows flag lots. DIVISION 0~F SA:~ITATION J T OF HEALTH, SUFFOLK COUNTY / )EPARTMEN u~v ~ I ~,~J~J~ Riverhead, N. y._~l~, 0 - SSS. t8 Z q HENRY E. Strong Mehlman Minor Subdivision Dear Mr. Flanagan: Your letter of September 14, 1983 was discussed at our regular meeting held October 11, 1983. We have in- spected this area a number of times ahd have discussed the elimination of the 50 foot right-of-way at great length. Although our Board favors your client's proposal to reduce the density from four lots to three lots, we, as planners, feel it is essential that the right-of-way'remain in the event the Demarest property is developed in the future. The 1973 approval of Milton Mehlman Minor Subdivis- ion was contingent upon the construction of this right-of- way in consideration of the overall area regarding the layout of any future roads.
