Dear Mr. and Mrs. Hataier:
The fOllowing action was taken by the Southold Town Planning Board,
Monday, September 20, 1982.
RESOLVED that whereas, a formal application for the approval of a
subdivision plat entitled "Joseph & Edwina Hataier" located at
Orient was submitted to the Planning Board on July 28, 1982
and, a filing fee in the amount of $100 was paid July 8, 1982, and
WHEREAS, a public hearing was held on said subdivision application
and plat at the Town Hall, Southold, New York, on August 2, 1982 at
7:30 p.m., and
WHEREAS, the requirements of the Subdivision Regulations of the Town
of Southold have been met by said subdivision plat and application,
NOW, therefore, be it RESOLVED that the application of "Joseph &
Edwina Hataierfor approval of said subdivision plat prepared by
Roderick Van Tuyl, P.C. dated May 12, 1982 , be approved and the
chairman be authorized to endorse approval on said subdivision plat
subject to the fOllowing conditions:
1. No lot shall be subdivided or its lot lines changed in
any manner at any future date unless authorized by the
Southold Town Planning Board.

2. There shall not be any vehicular ingress and egress on
Main (state) Road for Lot 1.
3. A short radius curve, preferably with a radius no greater
than 20 feet, shall be required where the easterly side
of the right-of-way intersects the southerly side of the
state road. Such radius is necessary to facilitate turns
at the corner and to enhance .the streetscape.
4. No driveway shall enter the right-of-way within fifty
feet of the southerly end of .the short radius curve con-
necting the southerly side of the state road with the
easterly side of the right-of'-way.
5. All stormwater runoff resulting from the development and
improvement of this subdivision or any of its lots shall
be retained on site be adequa.te drainage structures so
that it will not flow out into the right-of-way of Main
(State) Road.
6. All prospective purchasers of lots within this subdivision
shall be advised that this subdivision is located within
one mile of Charles Rose Airport and, therefore, may be
subjected to noise emanating from the facility and from
aircraft flying overhead or nearby.
7. With ,the exception of Condition number three, the above
conditions shall be filed as covenants and restrictions
in the office of the County Clerk on or prior to the
granting of approval to this subdivision.
Upon receipt of a copy of the filed covenants and restrictions, and
four (4) copies of the final map indicating the above, within six (6)
months from date of resolution, the Chairman will endorse his approval;
two copies wi 11 be returned for your r'~cords.

The following action was taken by the Southold Town Planning
Board, Monday, August 30, 1982:
RESOLVED that the Southold Town Planning Board approve the
minor subdivision map of Joseph and Edwina Hataier, located
at Orient, dated Xay 12, 1982 and amended July 28, 1982 sub-
ject to Planning Board consideration of the Suffolk County
Planning Commission's recommendations.
At such time as we are in receipt of the above mentioned
recommendations, we will place this matter on the next avail-
able agenda for the Board to determine what conditions, if
any, are to be placed on your subdivision; these would be in-
cluded in the resolution authorizing the Chairman to endorse
his approval on the subdivision maps.
If you have any questions concerning the above, please do not
hesitate to contact this office.

your appeQl of the department's ruling on the subject application.
In accordance \~ith the provis'jons o(Section 220 of Al'ticle 2 of the
Suffolk County Sanitary Code, the determination of the Board of Review
is as fo 11 ows :
Based on the information submitted, that this application be approved
\~ith individual wells, if a full range of treatment acceptable to the
depilrtmcnt is provided. In addition, a covenant is to be included in
the deed \~hi ch i ndi cates to the pel'specti ve purchaser that the \~ater
quality at the time of the approval of the map exceeded drinking water
standards and that treatment would be required of the water supply be-
fore approvals could be granted.

Southerly side of Main (State) Road approxi-
mately 1,470 feet westerly from Narrow River
Road, Orient, New York.
Dear Mr. Raynor:
The Suffolk County Planning Commission at its regular meeting on September 1,
1982, reviewed the proposed subdivision plat entitled, "Minor Subdivision - Joseph
and Edwina Hataier", referred to it pursuant to Section 1333 of the Suffolk County
Charter. After due study and deliberation it resolved to approve said map subject
to the following eight conditions deemed necessary to help preserve the traffic
safety and carrying capacity of Main (State) Road, a state road; to alert prospec-
tive owners of lots within the subdivision that they are in close proximity to
Charles Rose Airport and, may be subjected to noise resulting from airport activ-
ities and aircraft; and also to help avoid pressures from these future residents
to close the airport or to curtail its activities because of noise resulting from
the use of the facility:
1. No lot shall be subdivided or its lot lines changed in any manner at
any future date unless authorized by the Southold Town Planning
Board.
2. There shall not be any vehicular ingress and egress on Main (State)
Road for Lot 1.
3. The right-of-way shall be increased in width from 25 feet to 50 feet
to insure proper access to the lots and the right-of-way shall also
be reserved for future highway dedication.
4. A short radius curve, preferably with a radius no greater than 20
feet, shall be required where the easterly side of the right-of-way
intersects the southerly side of the state road. Such radius is
necessary to facilitate turns at the corner and to enhance the street-
scape.

5. No driveway shall enter the right-of-way within fifty feet of the
southerly end of the short radius curve connecting the southerly
side of the state road with the easterly side of the right-of-way.
6. All stormwater runoff resulting from the development and improvement
of this subdivision or any of its lots shall be retained on the site
by adequate drainage structures so that it will not flow out into
the right-of~ay of Main (State) Road.
7. All prospective purchasers of lots within this subdivision shall be
advised that this subdivision is located within one mile of Charles
Rose Airport and, therefore, may be subjected to noise emanating
from the facility and from aircraft flying overhead or nearby.
8. With the exception of Conditions 3 and 4 the above conditions shall
be filed as covenants and restrictions in the office of the County
Clerk on or prior to the granting of approval to this subdivision.
The Commission also offers the following comment on the map for your use and
consideration:
It is suggested that the approval of this subdivision be made subject to the
subdivision's meeting the requirements and standards of the Suffolk County Department
of Health Services.

RESOLVED that the southold Town planning Board declare itself lead

at Orient. An initial determination of nonsignificance has been made.
RESOLVED that the southold Town planning Board approve the sketch map
