RESOLVED that the Southold Town Planning Board grant
final approval to the proposed minor subdivision of
property of Joseph Gioscia, Peter D. Pizzarelli and Reuben
Wecker, property located at s/s of Main Road, East MariOl1,
New York, subject to presentation of revised map showing
25 ft. right-ot-way (to be improved to a width of 15 f.t.)
The approved map is dated May 17, 1971 and Mr.
Pizzarelli's property is lot #2 on said map. I also

Dear Sirs:
I understand the property depicted by the enclosed photostatic
copy of a survey is a part of a minor subdivision approved by the Town
Planning Board on May 13, 1971.
I represent a contract purchaser of the property depicted in
the survey. I have been advised by the attorney for the seller that
although the property is undersized in regard to the current zoning
requirements for the erection of a single family dwelling, a building
permit will be issued by the Southold Town Building Department so long
as other requirements are satisfied because of the prior approval as
indicated above.
I would appreciate your letter confirming the representation
made to me as aforesaid. Your prompt response would be appreciated as
all parties are interested in closing the pending contract as soon as
possible.

Dear Mr. Wickham:
On May 13, 1971, the Southold Town Planning Board approved
the enclosed minor subdivision which was subsequently approved
by the Southold Town Board of Appeals. I am the owner of a
parcel of land which is adjacent b Lot#2 of the enclosed map.
I have enclosed a survey of my property for your information.
I would like your approval to move the easterly li~~ of Lot
#2 twenty feet west on Main Road and fifteen feet west on
Orient Bay, therefore, leaving Lot #2 with 80 feet on Main
Road and 80 feet on Orient Bay and a total square footage of
approximately 21,000 square feet.
As you can see
at this time.
reasons:
from my survey, I have only 37 feet on Main Road
I am requesting this line change for the following
1. This change would give more balance and equalize the
two lots concerned, namely, by adding 20 more feet to my property
on Main Road thus bringing up my total to almost 60 feet on Main
Road.
2. This change would have very little effect on Lot #2 but
in a way it would be an upzoning of my property.
3. This change would also allow me to have a driveway so
that in case of inclement weather or any emergency, I could drive
up to my home which is at the southerly end of my parcel of land.
4. This line change would only involve taking 2,000 square
feet from Lot #2 which has 24,000 square feet at present. Lot #2
would still have approximately 21,000 square feet and my lot which
now has only 12,000 square feet would be increased by 2,000 square
feet thus making its total 14,000

5. I feel that this line change would definitely improve
the character and nature of the parcels under consideration and
add to improving the lot structure in this area.
I have indicated the proposed line change as well as approxi-
mate sketch of my parcel by a broken line diagram on the original
subdivision map. I hope that this diagram will help show the
points I have indicated previously in my letter.
I would appreciate your action in this matter so that I can
petition the Board of Appeals with your approval.
