AUG 23 1989 August 21 , 1989 Dear Mr. Orlowski , I am writing to the Planning Board to register my object- ions to a major subdivision filed by Michael Niamonitakis . The property is located in East Marion just off the Main Road between Cedar Lane and Old Orchard Lane . (Suffolk County Map #2038 ) It was filed with the Planning Board on July 7, 1989 . The owner proposes to divide what is now a farm into 16 individual lots . In an apparent attempt to carve out as many parcels as he can, he is proposing the construction of only one short road to access 8 parcels . The remainder will have access to the Main Road only by using the private road (Cedar Lane) owned by the Gardiners Bay Estates Homeowners Association Inc. . In fact , in order to access his proposed "mini-road" , he is proposing connecting it to the Associationts private road . (Cedar Lane) There is adequate space on Lot 1 of the proposed subdivision to run a road from the Main Road to the developerls property without using Cedar Lane . He has not contacted anyone in the Association to discuss his plans or request permission to use our private roads . The property owners in Gardiners Bay Estates voluntarily pay dues of $200 annually to the Association, 50% of which is allocated to maintenance of the roads . (Repairs, resurfacing, snow removal , etc . ) Further, I personally object to his placement of Lot 16 . The only access to the property is (again) via one of our private roads . In this case it is Dogwood Lane. The very narrow outlet would be at the end of my driveway. A car from each property exiting, would be on a collision course with each other. I strenuously object to this developers squeezing every last inch out of his property by appropriating our private roads for his own use and that of the future owners of these parcels. I am certain that our Association will also file a strong objection, but I want to go on record personally and request that the Board notify me of the date and time when this matter comes before it for consideration.
