concerning the condition of the roads within the filed
subdivision "Penninsula at Fishers Island" for your re-
view and possible input.
Also enclosed is information concerning the property
of Dietrich. We have no subdivision file on record and
we would like any information you can supply on this sub-
division of property.
If you're as confused as I am about the above, please
call and r'll probably confuse you more or if it's time
that the Board visit the Island, let us know.

has nothing to do with the subdivision but before you get started
you might find the problem. Mr. Orlowski, Mr. Latham, Mr. Mullen,
Mr. Wall, do you have any questions.
Mr. Wall: We are dealing with one and two. How come the coordinates
do not have to be read off and just distances are on the map?
Mr. McNulty: Under the Suffolk regulations according to the
document that said you can prepare ~ map of the larger parcel from
the tax map. We went through this thing and to survey it with
courses and distances would cost the applicant around $1,000 and
we checked with Van Tuyl and they checked it and a large parcel like
this this is acceptable to the County Planning Commission and the
cost is nominal.
Mr. Raynor: Is there anyone else. Hearing none, I will deem this
hearing closed.

sent to the Board information on lots which were subdivided on the

Edward Booth cluster subdivision. Mr. Booth will be requested to
have a survey made up showing two foot contours so that the board
can determine land subject to flooding not to be used as a base for
lots in the cluster.

Block 16 of Fishers Island Club
Your Planning Board member, Jim Wall, of Fishers Island
told me he had been talking with Mr. Baker of F.I.D.Co.
It seems Mr. Smith was President of F.I.D.Co. at the time
the Northern part of Lot 16-7 was deeded to M. H. Smith (12/15/69
Lib. 6774 Page 310). A April 21, 1970 deed transferred the
Southern part from F.I.D. Co. to H. R. Dietrich, Jr. & Wf..
It seems present F. I. D. Co. personnel didn't know of these sales.
Attached is a tracing of part of School District 4 Map,
Sheet 21 with some information I have collected.
Mr. Matthews, Atterney, has applied for a Pre-Existing
Certificate of Occupancy for the proposed lot of 4-5-17 + 16
with a little part of 4-5-15. This is to give more yard area
around the garage and gust house. I will need your approval
of the parcel.

Gentlemen:
The purpose of this letter is to set forth certain information
regarding the proposed purchase of approximately 2.6 acres of vacant
land on the East End of Fishers Island ("the new parcel") by my wife
and I which is adjacent to about 3.9 acres of property we now occupy
("the existing parcel") purchased about two years ago. Although our
primary purpose in acquiring the new parcel at this time is to secure
more permanent site protection for the existing parcel and structures
thereon, we believe from a prudent investment point of view, that the
integrity of the new parcel should be maintained as it has been in the
past, that is, as a distinct buildable lot capable of being passed to
succeeding owners at some future date if deemed appropriate. In addi-
tion, we believe that we should also retain the same flexibility as
previous owners to consider construction of a cottage or other single
family structure if desirable. Accordingly, we would like to reserve
the right to take these or similar actions or, if necessary, to seek
approval from the Planning Board for such actions, if circumstances
so warrant.
The following information may be helpful as background:
H. Richard Dietrich, Jr. is the current
owner of the new parcel and was the previous
owner of the existing parcel. He retained
the new parcel at the time of the earlier
sale as a possible site for future con-
struction of another residence. As part
of the sale contract, my wife and I re-
quested a right of first refusal upon pos-
sible future disposition of the new parcel
by Mr. Dietrich. In October 1982, Mr.
Dietrich offered the new parcel to my
wife and me pursuant to our previous
agreement. We have accepted and expect
to close the transaction by year-end 1982.

A subsequent transfer of the new parcel
~ay require a redefinition of the east
side property line, which may be too
close to structures on the existing
property (a previous effort to accom-
plish this was not adequate). See
attached survey.
As shown in the attached survey the new
parcel originally consisted of 2 building
lots rather than one (formerly block 16,
lots 10 and 11).
My wife and I intend to make every effort
to preserve and protect the natural setting
and the park-like qualities which Fishers
Island has sought to maintain.
It is our intention to hold the new parcel
in joint name, reflecting our joint economic
interests (the existing parcel is also in
joi nt name).
In view of these concerns we are hopeful that the new parcel would
remain distinct from the old parcel for zoning purposes even though we
understand that the Board has on past occasions considered certain
adjoining parcels held in the same name to be "married" for zoning
purposes. Accordingly, in the event that the Board takes a similar
view with respect to our proposed purchase of the new parcel, we hope
this letter will be helpful as background for discussion in the future
should a decision to transfer or build become appropriate at such time.
