Van Nostrand and Pasquale Gemma SCTM# 1000-25-4-11. 4 1000-26-1-31 Dear Mr. Fitzgerald: The following took place at a meeting of the Southold Town Planning Board on Monday, August 17, 1992. The final public hearing, which was held at 7: 45 P.M. , was closed. The following resolution was adopted: WHEREAS, Robert E. Van Nostrand and Pasquale Gemma, are the owners of the property known and designated as SCTM# 1000-25-4-11. 4, 1000-26-1-31 located at the north side of King Street, approximately 350 feet west of Old Farm Road in Orient; and WHEREAS, this lot-line change, to be known as Proposed Lot-Line Change for Robert E. Van Nostrand and Pasquale Gemma is for a lot line change adding 7,866 square feet from a 17.60 acre parcel to a 21,009 square foot parcel; and WHEREAS, the Southold Town Planning Board, pursuant to the State Environmental Quality Review Act, (Article 8) , Part 617, declared itself Lead Agency and issued a Negative Declaration on July 21, 1992; and Page 2 Robert E. Van Nostrand and Pasquale Gemma WHEREAS, a final public hearing was closed on said lot-line application at the Town Hall, Southold, New York on August 17, 1992; and WHEREAS, all the requirements of the Subdivision Regulations of the Town of Southold have been met; and be it therefore, RESOLVED, that the Southold Town Planning Board approve and authorize the Chairman to endorse the final survey dated June 22, 1992. Van Nostrand and Pasquale Gemma is to subtract 7,866 square feet of land from a 15.76 acre parcel and add it to a 21,099 square foot parcel located on the north side of King Street approximately 350 feet west of Old Farm Road in Orient. a Page 2 Robert E. The proposed lot-line change will not increase the intensity of land use on this lot, but rather will increase its size from 21,099 square feet to 28, 965 square feet, which brings it into closer conformity with the zoning which is Low Density Residential (R-40) . The Van Nostrand lot will remain in its present vacant state, no development of this parcel is proposed at this time. Any future use of this parcel will require further environmental review at the time of project application. An Environmental assessment has been submitted, reviewed and it was determined that no significant adverse effects to the environment were likely to occur should the project be implemented as planned.
