Reasons Supporting This Determination:
An Environmental Assessment Form has been submitted and reviewed,
and it was determined that no significant adverse effects to the
environment were likely to occur should the project be implemented
as planned.
The Planning Board has received correspondence from the Town Trustees
stating that the Trustees have verified the mapped wetland line shown by
Peconic Surveyors.
The proposed project is consistent with land use in the surrounding are and lot
sizes are equal to or greater than lots in the surrounding neighborhood.
Subsoils are conducive to sanitary and drainage leaching facilities as evidenced
by the site test holes. There is no significant erosion potential expected as a
result of development.
The applicant will have to comply with the requirements of the Suffolk
County Sanitary Code (SCSC) and all relevant standards of water supply
and sewage disposal systems. Design and flow specification, subsurface
soil conditions and site plan details will have to be approved by the Suffolk
County Department of Health Services (SCDHS). This impact is not
considered significant due to the anticipated project compliance with
established requirements of the SCSC and the SCDHS and the required
relevant permits.

The following resolution was adopted by the Southold Town Planning Board at a
meeting held on Monday, April 5, 1999:
BE IT RESOLVED that the Southold Town Planning Board start the coordination
process on this unlisted action. The Board assumes lead agency status and in
that capacity makes an initial determination of non-significance.
BE IT FURTHER RESOLVED that the Southold Town Planning Board grant
sketch approval on the map dated April 8, 1998.
Sketch plan approval is conditional upon review by Trustees of wetland area (all
lots are 40,000 square feet in area) and submission of final maps within six
months of the date of sketch approval, unless an extension of time is requested
by the applicant, and granted by the Planning Board. The final maps, six (6)
paper prints and two (2) mylars must contain a current stamp of Health
Department approval and must be submitted before a final public hearing will be
set.
The sketch plan has been referred to the Suffolk County Planning Commission,
the Town Trustees, the Town's Engineering Inspector and the Southold Fire
Department for review. You will be notified when the Planning Board receives
responses from these agencies if any additional items are required.

The Planning Board may require covenants and restrictions upon review of the
reports from the above mentioned agencies and upon review of the final maps.
You will be notified if any additional covenants and restrictions are required.
Draft deeds for each parcel must be submitted as part of the final submission.
Each deed must describe the right of way and the provisions for access.
The Planning Board has reviewed the property and has decided that it is
inadequate in size for a reservation of land for park and playground use.
Therefore, a cash payment in lieu of land reservation will be required as per
Section A 106-38 (e) of the Town Code. The amount to be deposited with the
Town Board shall be $2,000 (two thousand dollars per vacant lot in the
subdivision). Payment is required prior to any final endorsement of the
subdivision.

1 am the owner of property located on the south side of the Main Road,
Greenport, across the street from the Osprey Antique Shop and Drossos Restaurant. I
am in the process of applying to all the agencies for approval of Lots #1 and #2,
however, the County requires a Town determination first under the Environmental
Quality Review procedure. This property is Zoned LI -Industrial.
If possible, I am requesting permission to apply for a set-off of a 41,169 sq. ft.
parcel from the remaining lot, which will be 42,797 sq. ft. There will be no roads or
other changes to the property. Attached for processing are:
A) application for approval, signed and notarized.
B) nine maps showing proposed Lot#1 and Lot#2
C) check in the amount of$1,000 ($500 for each of two)
D) check in the amount of$1,000 for inspection fee
