Dear Mr. Conklin:
The following action was taken by the Southold Town Planning Board,
Monday, June 23, 1986.
RESOLVED that whereas a formal application for the approval
of a subdivision plat entitled "Emil Conklin Estate" located
at Greenport was submitted to the Planning Board on January
10, 1984 and, filing fee was paid on January 10, 1984, and
WHEREAS, a public hearing was held on said subdivision application
and plat at the Town Hall, Southold, New York, on Monday,
May 19, 1986 at 7:30p.m., and
WHEREAS, the requirements of the Subdivision Regulations of
the Town of Southold have been met by said subdivision plat
and application,
NOW, therefore, be it RESOLVED that the applicatiqn of Daniel
G. Conklin (Norman C. Conklin, agent) for approval of said
subdivision plat prepared by Rod Van Tuyl dated as amended
June 19, 1985 be approved and the Chairman be authorized
to endorse approval on said subdivision plat.

Dear Mr. Orlowski:
I am writing in reference to the letter of Suffolk County Planning
Department of June 8, 1984, disapproving the proposed minor sub-
division. I understand your board has not made a final decision,
and I write to answer the County's objections.
1. Given the unusual shape of the parcel with shich we are
dealing, the proposed configuration does promote the orderly
development of the land. With the acreage we have here, it
would be hard to conceive of a more practical way to obtain
four 80,000 square-foot plus lots.
2. To avoid a landlocked parcel, we would have to come up with
some very oddly shaped lots. The proposed lots are more-or-less
rectangularly shaped.
3. We would be happ~ to stipulate to you that all three of the
newly created lots (#s 1, 2, and 4) would have to use the right-
of-way shown on the map for access to County Road 27. Thus,
only one new access point would be added for the three lots,
and lot #3 already has a driveway. I do not know any other way
to create the three lots with only one road cut to the highway.
I hope these answer the County's objections.

Dear Mr. Orlowski:
The Suffolk County Planning Commission at its regular meeting on June 6,
1984, reviewed the proposed subdivision plat entitled, "Minor Subdivision
Map of Emil Conklin Estate", referred to it pursuant to Section 1333 of the
Suffolk County Charter. After due study and deliberation it resolved to dis-
approve said map for the following reaSons:
1. The configuration of the lot layout does not promote the orderly
development of the land.
2. A landlocked parcel (no frontage on a public road) is proposed.
3. The layout of the subdivision will add to the great number of
access points (driveways) along this section of the county road
thereby adding to the interference with traffic flow.
The Commission also offers the following comment on the map for your use
and consideration:
It is suggested Subdivision be redesigned. Consideration should be given
to creating a short cul-de-sac for acceSS to the lots.
