Southold Town Planning Board
- 8 - May 30, 1973
The Board received a letter from G. Lott Nostrand, Esq.,
in regard to changing a right of way on Lot #11 in minor
subdivision map for Christie, granted July 19, 1971. The
Board reviewed the survey and is not willing to approve
this change of right of way.
The Board has received replys from the County Planning
Commission in regard to Change of zone applications for
Leisure Greens and Marvin. These will be forwarded to the
Town Board, with the Planning Board's reports, to be set up
for hearings.
The application for minor subdivision for Louis Ramunni
off Horton Lane, Southold was received.
On motion of Mr. Moisa, seconded by Mr. Wickham, it was
RESOLVED that the Plan~ing Board grant approval to the
minor subdivision map of Louis Ramunni, Horton Lane, Southold
and the Chairman is authorized to sign the map.
Vote of the Board: Ayes: Messrs. Moisa, Wickham, Raynor,
Coyle, Grebe.
The meeting was adjourned at 11:30 p.m.

is approximately one-acre in size and is the most north-
easterly Lot in the Minor Subdivision for Louis Ramunni
approved by the Southold Town Planning Board May 30, 1973.
We recommend that since your client plans to build,

submitted to and reviewed by the building inspector.

2. Remmre topsoil and loam for a depth of one foot, and a road width of 16 ft.
3. Replace this excavation 'with bankrun sand and gravel.
b. Place a 4" course of bankrun material with some loam and 20% or more of gravel on the
replacement material.
S. Place a 2" top course of 3/8" stone on the 4" bankrun CO'lrse.

(b) Top soil shall be removed to a depth of 8 inches
and then filled with 8 inches of good-grade stone and sand
bank run. The surface shall then be covered with a layer of
2 to '4 inches of 3/4 stone blend, or in the alternative oiled

(3) Where the terrain of the land over which such access
road is such that drainage problems may Occur, applicant shall
be required to construct drainage facilities to correct same as
may be recommended by the Town Building Inspector or Town

(4) All work required as hereinbefore set forth shall be
performed under the supervision of the Town Building Inspector
and no building permits or certificates of occupancy shall be
issued until same has been certified by the Town Building
Inspector that such access road has been constructed in accord-
ance herein.
(5) The Board of Appeals may in its discretion make ~ny

I am in the process of securing a building loan on my
new home at Horton Lane (building permit secured from
you two weeks ago). In my d iscmwions with the bank,
they have advised me that in order for me to obtain a
mortgage on the home and only two acres of the 6.3 acres,
it would be advisable for me to sub-d 'ilid e the acreage.
I am enclosing a survey map which shows how I would like
to separate and obtain for registration, four additional
building ~ots, consisting of one acre each.

and he advised me that the Planning Board meets ruesday
night and stated that I could submit my request through
the mail as T would not be able to be present personally
for a preliminary approval.
