Jr. GEORGE RITCHIE LATHAM. DESCRIPTION OF ACTION The minor subdivision of Stanley and Marta Wiepzynski is a two-lot residential subdivision of 3.485 acres located at Southold in the Town of Southold. The project has been determined not to have a significant effect on the environment for the following reasons: An environmental assessment has been submitted which indicated that no significant adverse effects to the environment were likely to occur should the project be implemented as planned. Because there has been no response in the allotted time from the New York State Department of Environmental Conservation and because it appears that the property is more than 300 feet from tidal wetlands it is assumed that there is no objection nor comments by that agency. The Suffolk County Department of Health has indicated that problems may be encountered in obtaining potable water due to high nitrate concentrations. In addition, special consideration will have to be given to the sewerage disposal systems due to poor soils in the area. The project will meet all requirements of the Code of the Town of Southold Subdivision of Land Regulations. Stanley Wiepzynski Box 414, Valley Brook Road Califon, New Jersey 07830 Dear Mr. and Mrs. Wiepzynski: The following action was taken by the Southold Town Planning Board at a regular meeting held March 24, 1980.' RESOLVED to set 8:00 p.m., Monday, May 5, 1980, at the Town Hall, Main Road, Southold, New York, as the time and place for a public hearing on the question of the approval of the minor subdivision of Stanley & Marta Wiepzynski located at Southold. Yours truly, HENRY E. RAYNOR, JR., CHAIRMAN SOUTHOLD TOWN PLANNING BOARD By Muriel Tolman, Secretary After ~e~~~gation and inspectio~the Board fi~at the applicants a~requesting approval of i~fficient road frontage of two proposed parcels fronting on Soundview Avenue, Southold, New York, 144.55 feet and 144.56 feet respectively; one proposed parcel contain- ing approximately 40,000 square feet and the other containing approxi- mately 2.485 acres. The Board finds that properties in the neighbor- hood in comparison to the proposed are similar, and such relief would not alter the character of the locality nor decrease residential values in the area. The Board finds that strict application of the ordinance would produce practical difficulties or unnecessary hardship; the hardship created is unique and would not be shared by all properties alike in the irrunediate vicinity of1he_property and in the same use district; and the variance will not change the character of the neighborhood and will observe the spirit of the ordinance. On motion by Mr. Tuthill,-seconded by Mr. Doyen, it was RESOLVED, that STANLEY and MARTA WIEPZYNSKI, Box 414, Valley Brook Road, Califon, New Jersey 07830, BE GRANTED a variance to the zoning ordinance, Article III, Section 100-31 approving the insuf- ficient width of two proposed parcels as applied for, SUBJECT TO THE FOLLOWING CONDITIONS: (1) Subdivision approval from the Southold Town Planning Board; (2) No further subdivision of the subject premises without the prior written approval of the Board of Appeals and the Planning Board of the Town of Southold; (3) Referral to the Suffolk County Planning Corrunission, pursu- ant to Section 1332 of the Suffolk County Charter. Stanley Wiepzynski Box 414, Valley Brook Road Calif on, New Jersey 07830 Dear Mr. and Mrs. Wiepzynski: The following actions were taken by the Southold Town Planning Board at a regular meeting held March 10, 1980. RESOLVED that the Southold Town Planning Board declare itself lead agency for the unlisted action of the minor subdivision of property of Stanley & Marta Wiepzynski located at Southold. Yours truly, Muriel Tolman, Secretary Copy to Roderick Van Tuyl . .
