further application will be made to that Board or to any ocher
Board in the Tovm of Southold co further subdivide any of the
lots set forth in said minor subdivision.
DECLARANT does hereby further warrant, covenant and
represent that the aforesaid described lands within the minor
subdivision cannot be subdivided into more than four lots and
that each such lot shall comprise an area of not less than
2.897 acres;
DECLARANT does hereby further warrant, covenant and
represent that the foregoing restrictions and agreements shall
bind the undersigned, his heirs, successors and assigns, and
any and all oerson or persons who shall succeed to the owner-
ship of any of the lots shown on said aforedescribed premises
in said minor subdivision by transfer or otherwise.

thereof and, in that regard, enclose herewith six
prints of such proposed minor subdivision. I
would appreciate meeting with you to discuss this
proposed minor subdivision at the earliest possible
time so that my client may then decide on which way
they will proceed.
I would appreciate your advising me of the earliest
possible appointment before you to discuss this
minor subdivision.

but I have been waiting f~ correspondence from the Village of
Greenport as to whether or not they are providing water for
the "Sound Shore Acres" subdivision owned by Mr. Hodor.
I enclose letter which I received from them today. In
li~t of this, I would see no reason why the Planning Board
would waive condition n~ber one of their approval.

Re: Rod 'N' Reel Estates
Gentlemen:
The above subdivision was approved subject to conditions
at your meeting on August 18, 1975. We are presently
pursuing a resolution of the problems brought as points
2, 3, and 4 in your letter. However, as to point 1
regarding the connection with municipal water, it is my
understanding that same is locat~more than 1,000 feet
from the property at North Road and the cost to bring
same to the subdivision would be prohibitive. It is
my understanding that where such conditions prevail and
where lot size is of one acr~ that wells are permissible.
I realize that the condition which was set up was predicated
on the fact that another much larger subdivision was before
you on property directly across Albertson's Lane. However,
I have no way of knowing whether or not that subdivision
will be pursued and accordingly, I ask that your condition
in connection with municipal water be removed.
I would appreciate hearing from you at your earliest
convenience.

and amended March 24, 1975 subject to the following con-
ditions:
1. Connecting up with municipal water.
2. Study and report by developer so as to preclude
any excess water caused by the subdivision going beyond the
proposed drainage area within the subdivision.
3. Erosion control be agreed upon prior to constructions.
4. In view of the fact of the lowness of the land and
the highness of the water table there are ~ery real problems
which must be solved in regard to sewage disposal. This
problem will have to be solved because the Planning Board
will not allow cesspools higher than the surrounding area.
Plans must be presented for approval.

Soils in this area are gently sloping Riverhead Sandy Loam aml Haven Loam.
'lZ, e P, iverbead soil is predominent at Test Ilole #1. This soil generally is
moderately coarse textured surface soil ~ddch overlays coarse sandy and gravel-
ly material. A field check showed 30-36 inches of medium textured silty
material overlying the coarse sand and gravel with a water table at 48 inches.
Test Iiole #2 was excavated in llaven soils, generally steep well drained, medium
textured silty loam overlying coarse sand and gravel. A riehl check showed
36 inches of medium textured silty material over coarse sand with some gravels
and a water table at 60 inches. [No evidence of clay strata was found in either
area]. For subdivision development purposes these soils are sipilar aw' no
important distinction needs to be nmde.
Other natural resource features on this plot include a small pond at the north-
west corner which drains into a muck soil swamp area on the western side of the
subdivision.

l','ater 'Fable is of concern at this subdivision due to the moderate permeability
of the surface soils and rapid permeability of the subsurface sands aml gravels
to tire depth of the water table. Since no method of domestic waste disposal
is indicated it is assumed that the typical method of sewage disposal, cess-
pools, will be used. Under this assumption and with the high water table there
may be a problem fulfillin~ Suffolk County )!ealtk Departments' requirements for
having the bottom of the cesspool 2 feet above tbe water table.
Secondly, with the moderately and rapidly permeable soils, nitrates may leach
from the cesspools installed or from the fertilizers which will be aoplied on

the finished lots. q]~o amounts which may /each into the water table, however,
are difficult to determine. Subsequently, any decision concerning the sub-
division based on nitrates would also be difficult.
Erosion anti erosion control should be considered in the design of the sub-
division. Rtverb, ead anti Haven soils are highly credible. Lack of protection
on these soils, especially {luring construction, could result in substantial
sedimentation occuring in the catch basins and the pond. Either protection
against erosion or maintainence of tl]e catcb basins ant! pond should he ngreed
on before subdivision approval is granted. Erosion control measures can in-
clude minimum distrubance of tile natural vegetation, completion of rough grad-
inf, within I or 2 weeks after disturbance, and temporary seedings with Pereniai
Ryegrass as soon as possihle after the final disturbance. A more technical
solution can be t!~c installation of a desiltinR basin an the storm runoff pipe
before discharge into the pond.
In addition to potential sedimentation problems the pond is small and may not
capable of handling the runoff from all storm events. If such an occurance
happens than the overflow would be discharged into tho muck soils on the
western edge of the subdivision without severe implications, llowever, the
potential nutrient load of the storm ~ater runoff could reduce the quality of
tile water in the pond and accelerate thc entrophication process.

available to us at the present time to make such a determination.

Gentlemen:
A meeting to review several subdivisions was held at the
office of Superintendent Raymond C. D emu, Peconic Lane, Peconic,
at lO:00 A. M. on January 23, 1975. Present were Superintendent
Dean, Justices Louis Demarest and Martin Surer of the Highway
Committee and Mr. L. Tuthill, P.E.
It was agreed by all that the road layout appeared to be
satisfactory. It was noted that the contours outside the property
were missing. A study and report by the developer so as to
preclude any excess water caused by the subdivision going beyond
the proposed drainage area within the subdivision.
