Because the existing dirt/gravel road serves four existing lots, a new subdivision would require it to be paved with asphalt. To avoid these costs, the applicant proposed a new 16' stone blend road. The Planning Board does not want to see two roads. As an alternative, the Board is considering a compromise of upgrading the existing road, but not to asphalt. A 20' or 24' stone blend road, and/or possibly thicker stone than normal standards, would be better than two more-substandard roads. Or we could go with a narrower 16' asphalt road. At issue here is the cost. The applicant is willing to do anything that costs less than a new 16' stone blend road. The Planning Board requests that you visit the site and inspect the condition of the existing road. They would like your opinion as to whether the existence of the current road would result in an upgrade to a 24' stone blend or 16' asphalt road being cheaper than a brand new 16' stone blend road. The Board is aware that these options would not be in compliance with the standards set in the Town Code. Thank you for your assistance.
