The Planning Board has reviewed your letter in reference to
the proposed subdivision of the above mentioned parcel.
The parcel is located in a R-40 Zoning District, requiring
a minimum area of 40,000 square feet per lot. The total area of
your parcel is 19,298 square feet.
The subdivision of this property requires a variance(sl
from the Bulk Schedule of the Town Zoning Code. You must make
an application to both the Zoning Board of Appeals and the
Planning Board if you wish to subdivide the property. However,
the Planning Board cannot take any action unless a positive
determination is made by the Zoning Board of Appeals.

The following action was taken by theSouthold Town
Planning Board, Monday, May 11, 1987.
RESOLVED that the Southold Town Planning Board give
the following input to the Board of Appeals with regard to
the minor subdivision of Lillian L. Vishno located at
Greenport:
1. The Board is not in favor of this proposal since
it would set a precedent for further breakdown of smaller
lots in the area.
