Box 178 Peconic , New York 11958 Re : HERODOTUS DAMIANOS SUBDIVISION Jennings Road Extension - Southold SCTM # 1000 - 59 - 03 - 28 Dear Ray: The Planning Board has been notified that the above referenced subdivision has been completed . At this time, the Planning Board is requesting a final inspection report on the status of the project . The extension to Jennings Road has been completed according to the engineering report , which outlined the specifications and the drainage design requirements, that was written when the subdivision was approved. All drainage structures have been installed and all road profiles and asphalt wearing surfaces have been completed in a satisfactory manner . There is , however , one minor item that still requires work . Two thirds of the road shoulder along the cul-de-sac has a very steep incline that is excessively high . Several large trees are also located at the top of this grade. Prior to acceptance of this section of road for dedication by the Town, additional excavation should be required to reduce tiie slope to a maximum grade of 1 on 3 and additional trees should be removed as required. HERODOTUS DAMIANAS - MINOR SUBDIVISION AT SCIITHOLD PROPOSED ACCESS ROAD COMMENTS: I visited the above subdivision on October 14, 1982 and submitted Report No. 251 (copy attached) with recommendations for the access road. The 20 ft. pavement *fdth was discussed with Highway Superintendent R. C. Dean. In addition to th e reootmnendations a center line profile with side elevations bar Ad on O.S. elevations was requested. — I visited the site again on February 13, 1984. Clearing in the R.O.W. and thrning area has been completed and the abrupt change in existing contours in the road area in contrast with the proposed profile new stands out. The profile appears to accommodate the existing terrain well enough. However, fill at Sta 1 00 will block rainfall runoff from Lots No. 2 and 3 and may cause ponding under certain conditions. The westerly sides of Lots No. 2 and 3 should be graded to the pavement profile. Also, the profile shows a leaching basin at Sta 1 X00 which is also the intersection of the 7% and 0.5% grades. A small vertical curve should be used here (say a 50 ft. V.C. our less) and the leaching basin or basins be located at the correct low point. I would recommend leaching basins, 8 ft. diam. and 8 ft. deep, right and left, and pipe connected at the low point station. For pavement construction see report No. 251. OHN W. The existing ground has from 12" to 16" of topsoil and loam to sand and small gravel. The contour elevations on the Van Tuyl map, which from visual inspection appear to be reasonably correct, show 80 at the cul-de-sac, 70 and 60 with breaks in between down to Jennings Road. More than minor grading will be necessary. Runoff drainage will go to Jennings Road. The owner should have Van Tuyl take original surface elevations on the center line of the proposed road with some side elevations to determine a suitable profile. Jennings Road is 20 ft.'* in width, has a 2Y" 4 surface course of oiled sand on stable material and is in good condition. This road is maintained by the Town. Recommendations: 1. Clear the 50 ft. Raynor, Jr. , Chairman Southold Town Planning Board Town Hall Main Road Southold , N.Y . 11971 Re: Proposed Minor Subdivision of Herodotus Damianos Dear Mr. Raynor: I had heretofore submitted to the Board in behalf of the above- named client, a proposed minor subdivisionconsisting of four (4) lots with a road to be constructed along the southerly boundary of the premises . At the meeting at which the proposed minor subdivision was submitted, the Board indicated at that time that it did not wish to have the road in the area :in which it was proposed . The Board at that time requested that I look into the possibility of running a road from Sound View Avenue through the center of the proposed lots as a means of providing access tothe lots in the rear. After looking into the possibility of such proposal, it: has been determined that that: would not be a suitable place to place the pro- posed road due to the fact that the elevation of the property drasti- cally rises from Sound View Avenue from 35 to 80 feet. It can be readily seen that this would cause a great deal of problem with re- spect to drainage and appearance with respect to this proposed road . J�6�' Henry E. Raynor, Jr. , Chairman -2- April 8, 1982 In lieu of the foregoing, 1. should like to request that the Board consider the layout of the proposed new road for the minor subdivision as delineated on the enclosed sketch of premises . Of course, the proposed road would be installed with the expressed understanding that any further subdivision of the land to the south would require Planning Board approval. The proposed road would run elevations according to the surveyor from 65 to 80 feet which would cause no problem relative to road construction in terms of appear- ance or drainage . I would respectfully request that the Board consider the en- closed sketch at its meeting on April 12, and if satisfied as to same, would permit us to submit new maps for a sketch plan approval.
