Dear Mr. Raynor:
The Planning Board reviewed your September 4, 1998, inquiry in regard
to Beixedon Estates at the September 28th work session. Please find the
Board's comments listed below.
1. Beixedon Estates was filed in the County Clerk's Office prior to 1957.
The subject property is currently zoned R-40. Therefore, all lots
less than 40,000 square feet are non-conforming lots. All
non-conforming lots are subject to Section 100-24 Lot Recognition and
Section 100-25 Merger of the Town Code. Please refer to these
sections of the Code in regard to the procedure for determination of
merger.
Should it be determined that the lots are not merged as per Section
100-25, specifications for roads, drainage, etc. must be in
conformance with the Town Highway Specifications.
Should it be determined that the lots are not merged as per Section
100-25, all Building Department and Health Department requirements
must be met prior to obtaining any approval for construction.

As the agent for the Estate of Grace Lewis, am requesting the following information
pertaining to lots 1 - 25 of Beixedon Estates at Southold. (Please referto the
enclosed survey.)
1. The status of this subdivision as to the zoning requirements being in conformity
with those presently written.
2. Acceptability of lot size and configuration of this subdivision.
3. Conformity as to lot improvements with respect to roads, drainage, design and
construction.
4. Any additional items necessary for approval to construct on and sell lots in this
subdivision.
