The following action was taken by the Southold Town Planning
Board, Monday, April 27, 1987.

3. Such request is made for the following reasons: An inspection
of the property for which I am seeking a change of zone contains
a colonial style two-story wooden frame house with an old detached
garage in the rear yard. The building contains 1660 square feet
and is about 100 years old. I have completely restored this
structure and its is presently in excellent shape. The garage in
the rear of the property, if the requested zone change is granted,
will be moved and refurbished to provide for ample parking and
serve as a maintenance building for the property. The principal
building is being presently used as an architect's office by
Thomas Samuels and Nancy Steelman who presently reside in the
building.
It is my intention to have this building used as a business
and professional office because it is not suited for any type of
residential use, due primarily to the location. Prior to my
owning this building it was used by Francis Leo Thompson who had
lived there for 26 years. As indicated by his affidavit sworn
to on December 4, 1985, a copy of which is attached hereto, it is
clear this building is not suited for residential use.
The property to the east of my parcel is owned by Robert
Hascoat and is used as a restaurant known as "La Gazelle". This
restaurant, like all restaurants, generates a large amount of
noise and activity especially in the evening hours. Next to
Mr. Hascoat's property in an easterly direction is a residence
owned by Louis Barnett, adjacent thereto is an office type
modular building used by Paul M. Ross, M.D. All of these
properties are presently zoned in a "B" Light Business District.
The property is bounded on the south by the Main Road
(State Route 25) and located on the southerly side of this
road is a real estate office zoned "B" Light Business and adjacent
thereto in a westerly direction are located two residences, and
adjacent thereto is the office of Dr. Richard A. Hall.
Located on the westerly boundary of my property is an old farm
house and a barn which is presently owned by Elaine Overton
Doolittle.
Due to its location my property is well suited for use as
light business office type use. There is ample room in the rear
of the principal building for off-street parking to serve this
building.
The proposed use of my property will be an asset to the
community, providing much needed office space and will be in
conformity with the proposed business use in the Land Use Plan
of the Town of Southold.
