Kassner, Site Plan reviewer RE: Karen Mitchell, physical therapy office Route 25, Southold SCTM# 1000-63-3-8 REQUEST Applicant proposes to open a physical therapy office in the vacant Thompons Emporium building. REVIEW A previous request had come in to open a pizza restaurant at this location. A physical therapy office is a less intensive use than a restaurant. The Building Department will determine if this use is a professional office or a health related facility requiring a Special Exception. The present parking seems adequate for either use. Kassner, Site Plan Reviewer ,.4!, TO: RE: Request for information to open a pizza parlor at Thompson's Emporium Main Road, Southold SCTM# 1000-63-3-8 The attached letter was received requesting information on a change of use at the above location, As this change involves a move from a dry store to a wet store many considerations and specifications must be examined before the applicant proceeds. I did not cover all of these considerations in my letter (attached). I would recommend that you contact the applicant to discuss these matters as they apply to the Building Department. WILLIAM J. Fe) Rf- Dear Mr. Benette Orlowski, My husband and I are extremely interested in renting out the vacant store which is on the same lot as Thomson Emporium. We are interested in put a pi=ria resteraunt. Thomsons Emporuim is owned buy my Aunt and Uncle who will rent the store to us. I had spoken to Mr. Ed Forester from the town Hall and he looked up the zoning and said there should not be any problem to put or they would ok this,to put a pi=ria resteraunt. Now I would kindly appreciate if you can direct me on how to go about all of this, The store is a so called dry store and we would have to make it a wet store. I would really appreciate ifwe can get the ball moving,Mr. Forester said the permit for his part should take about 6 to 8 wks,all we would need would be to do 3 things blue prints, survey property, fee for application. Also the size of the store is 2500 sqft. With full basement and there is a full parking area which they made to suite when building the building. Chairman, Planning Board Southold Town Hall Main Road, Southold, N.Y. 11971 October 31, 2000 Dear Mr. Orlowski: I am interested in opening a small business in Southold, in the Thompson's Emporium Annex building. The business I am proposing is a physical therapy professional office as well as an exercise studio. I will be the sole physical therapist, however will also employ one additional person to supervise the rehab/ exercise area. The hours of operation for this business will be 6:00 am to 9:00 pm weekdays and 8:00am to 4:00 pm weekends, for the exercise center with clients arriving sporadically throughout the day. However, I believe the greatest volume will be after 6:00pm weekdays. Parking at that time of day should not be in conflict with Thompson's Emporium as they are closed. I estimate requiring anywhere from 5 to 15 parking spaces at a time for the exercise studio. The physical therapy office will operate on an "as needed" basis during the above hours, however general hours will be 9:00 am to 5:00 pm weekdays only. Patients will be scheduled one per half an hour. Required parking is only 2 spaces per hour. Thank you for your consideration in this matter.
