Dear Mr. Lessard:
The following action was taken by the Southold Town
Planning Board, Friday, September 9 , 1983 .
RESOLVED that the Southold Town Planning Board approve
the site plan to be known as "Windsway of Southold Assoc-
iates" , located at Southold, subject to certification from
the Building Inspector' s Office, an on site field inspection
by the Planning Board prior to the issuance of a Certificate
of Occupancy and a one year review.
Three (3) copies of the above mentioned site plan have
been attached.

Gentlemen :
The subject premises is located in a B-1 General Business
Zone District-proposed use is permitted under Art . VII , Sec . 100-
70 A ( 1 ) ( c ) .
The building lot contains 1 . 53 Acres of land which meets the
area requirement for this district , Art . VII , Sec . 100-71 , Bulk
Schedule . However , the proposed set backs of building from the
easterly boundary ( S 9 37 ' 50 " E ) are insufficient as scaled ,
7 ' -0" & 12 ' -0; minimum requirement is 25 ' -0" . This is assuming
that this parcel will remain in single and separate ownership ,
i . e . : no merging with Mr . Wendells ' property just to the east
of this site . If a merge takes place then no variance is needed .
The building heights were not indicated , maximum permitted
under the Bulk Schedule are 35 ' -0" .
Off-street parking requirements are to be determined by the
Planning Board , Art . XI , Sec . 100- 112 A and shall comply with
sub sections B , C , D , E , & K of this section.
This certification is made in accordance with Art . XIII ,
Sec . 100-133 C , relative to Zoning re ulations .
