Lots No. 126 and 127 will remain as one lot. Lot Nos. refer to the file dmap of Nassau Point, 1922, as shown on the Howard Yo ng survey .dated July 3, 1985. This approval is subject to the approval -of the Board of_Appeals. This proposal is for construction of a funeral home located at Harbor Lane and Main Road, Cutchogue. Mr.and M s. Coster were resent with their attorney ttorne , Richard Lark'. Mi . Coster presented correspondence from the Department of Trans ortation regarding a curb cut, and he indicated that he had complied with their request. Mr. Coster reviewed the site plan with the Board noting all of the site plan elements, which had been requested, were on the plan. The elements included on the plan were drainage, leaching pools, planting schedule with the size, type, and quantity of the planting , as well as first floor 'elevations. Also included were tes -hole and key map and existing grades. The Board had no quest ons and noted compliance with all requirements. on a motion made by Mr.Ward, seconded by Mr. Latham, it was RESOLVED that the Southold Town Planning Board approve the siteplan for William and Helen Coster for the construction of a funeral home located at Main Road and Harbor Lane, Cutchogu ; subject to a one-year review. %. I'm ready when you are. However there have been several minor approved changes: On the plan that you have, a sidewalk on the north side of the building is indicated. The rept. of Transportation said it was not neccessary because there was no sidewalks to the east and west of the property. The property to the west has an existing home on it and the property to the east is , cemetery. The plan also indicates mushroom type lights for use in the park- s areas, after co'sulting with Mr. Lessard, he agreed that they would be ineffective in the event of snow and would easily be damaged. The lights that have been installed are lan- tern post type. Everything else re-nanis the same. If you wish to inspect the interior of the building, please call me first, as I am in and out. The site plan under consideration is dated as amended Feb- ruary 5 , 1985 , and proposes a three-parlor funeral home of a size of 5680 sq . ft . and a portico addition with a setback of 55 feet from the easterly property line , 35 feet from the northerly property line , 39 feet from the west property line (at its nearest point ) and 138 feet from the south property line (at its nearest point ) ; 5 . Existing on the premises at the present time is a large barn structure which is located approximately 127 feet sough of the Main Road and set back approximately seven feet from the south property line of premises now of Fogarty ; 6 . It is noted for the record that the Southold Town Planning Board by action of April 1 , 1985 , made certain recommenda- tions concerning the site plan , particularly the buffer area against the residential properties , elimination of the "head-on " parking along the west side , and certain " street" screening and asphalt-base parking areas . In considering this application , the board has determined : (1 ) that this proposed use is in harmony with the zoning plan and is a use not forbidden by this zoning regulation ; (2 ) that the use will not prevent the orderly and reasonable use of adjacent properties or of properties in adjacent use districts , which are as follows : (a ) north side of the Main Road [opposite these premises] are the "B-1 " General Business Zoning Districts , (b ) the east side of Harbor Lane [opposite these premises] is a pre-existing cemetery , (c ) the subject "A" Residential and Agricultural Zoning District [abutting these premises on the westerly and southerly sides] ; (3 ) that the use will be in harmony with and promote the general purposes and intent of the present zoning ordinance . In passing upon this application , the board has also considered items (a ) through (1 ) of Article XII , Section 100-121 (C ) [2] of the Zoning Code . Accordingly , on motion by Mr . Grigonis , seconded by Mr . Screening , commencing at a point 28 feet south of the Main Road along the west side of the entrance , extending 90 feet to the 8-space parking area , with six-foot high evergreens , and with six-foot stockade fencing extending 30 feet within the buffer area (between the 8- space parking area and the east side of land now of Fogarty ) ; with six-foot high evergreens extending to the edge of this parking area (a distance of 55± feet ) . 3 . Screening to be maintained at all times in good condition ; 4 . Lighting shall be of a mushroom-type close to ground cover as possible and not obtrusive to neighboring properties ; 5 .
