After review of the Building Inspector's certification
regarding the above and discussion of same at our regular
meeting, Monday, July 35, 1983, the following action was
taken.
RESOLVED that the southold Town Planning Board approve
the site plan "Sullivan/preston" for the relocation of an
accountant firm on Beckwith Avenue at southoldr subject to
a one year review and an on site field inspection prior to
the issuance of a certificate of occupancy.

The lot is non-conforming in width and area (5902.8
sq. ft.). The building set back from front yard, side,
and rear yard is non-conforming for zone district it is
located in, (Art. VII, Sec. 100-71 Bulk & Parking Schedule).
Off-street parking requirements are to be determined by
Planning Board per Art. XI, Sec. 100-112, and shall comply

Your applicants seek approval to change the use of the subject
property to accamodate their accounting firm currently located on Youngs
Avenue, Southald, New York. The firm has two partners, a staff accountant,
a bookkeeper and apart-time secretary. Much of the client accounting
is done off premises at the client's place of business.
Applicants do not anticipate an increase of staff in the immediate
future.
The purpose of the acquisition is to obtain a more suitable pro-
fessional office layout while main'taining the ease of access by 10ca1
clients.
The enclosed floor plan shows the proposed utilization as professional
space.

Gen tlernen:
My firm is under contract to purchase a building on Beckwith Avenue
in southold in order to relocate our offices. We have previously sub-
mi tted a site plan to the Town Planning Board and they have requested us
to seek approval from you for access to the municipal parking lot which
adjoins the plot.
It would be our intention to construct a four to five foot walkway
from the parking area to the entrance of the building. All costs and
maintenance would of course be our expense.
I have enclosed a copy of a survey and site plan which was approved
by the Planning Board for your reference and please do not hesitate to
call if you have any questions.

2. Final approval of Health Dept. of water supply and sewerage disposal-(S-9 form or equal).
