The following action was taken by the Southold Town
Planning Board, Friday, September 9 , 1983 .
RESOLVED that the Southold Town Planning Board approve
the site plan "Future Machines Corp. " , located at Southold,
subject to certification from the Building Inspector' s
Office, an on site field inspection by the Planning Board
prior to the issuance of a Certificate of Occupancy and a
one year review.
On this date, the above site plans have been forwarded

Dear Ms . Hefter:
After review of the enclosed correspondence and discussion
of same at our meeting of August 17 , 1983 , the following action
was taken by our Board.
RESOLVED that the Southold Town Planning Board remain in
agreement that the site plan "Future Machines" be amended by
increasing the easterly side yard to a minimum of six (6) feet
and the westerly driveway to a minimum of 12 feet.
Originally we discussed requiring an easterly side yard
of 10 - 12 ' and compromised with the six (6) foot side yard.
Upon receipt of three (3) copies of the amended site plan
we will place the matter on the next available Planning Board
agenda.

Gentlemen :
The subject premises is zoned for B-Light Business . The
proposed use is not permitted in this zone . A variance would
be required for this C-Light Industrial use for this district .
Also , a Special Exception must be applied for and is subject
to Planning Board approval of site in accordance with Art . XIII .
Set backs of proposed building meet requirements for this
zone district .
Off-street parking requirements are to be determined by
the Planning Board per Art . XI , Sec . 100-112 A and shall comply
with sub-sections B , C , D , E , & K of this section .
Off-street loading areas are adequate for proposed use as
required by Art . XII , Sec . 100-113 , however , width of spaces per
sub-section B shall be a minimum of 12 ' -0 ; it should be noted
on site plan accordingly. Also the size of parking spaces ,
minimum 10 x 20 should be indicated on plan .
The loading area spaces shown are parallel to parking
spaces which require screening from adjoining residential
district , however , none is provided for loading area , it would
seem screening for this area should be required also .
This certification is made in accordance with Art . XIII ,
Sec . 100-133 C , relative to zoning regulations .

Dear Mr. Raynor:
We are prepared to revise the Site Plan of the above mentioned
property as suggested by your letter of July 14th, 1983 .
The revision will include an increase in the driveway width to 121 ,
but we are requesting the easterly side yard be increased to 51 rather
than 61 , as recommended. Since the proposed structure is a Are-engineered
metal building, a modular width of 401 can be used with the 5 ' side yard.
Modifications would be required for a 39 ' wide building with a 61 side
yard, and would be approximately $3,000 in additional construction costs .
Since the "B" zoning for the property has no side yard requirements ,
we feel that this is not an unreasonable request in view of the expense
that would be incurred to accomplish all of your recommendations .
Your consideration to this matter would be appreciated .
