Sturges, Isabella Beach on Block Island Sound, Fishers Island, N.Y. (Tax Parcell No. 1000-10-6-4) Dear Mr. Wickham: The Suffolk County Planning Commission at its regular meeting on October 5, 1977, reviewed the proposed subdivision plat, entitled, Minor Subdivision-Alice S. Sturges, referred to it pursuant to Section 1333 of the Suffolk County Charter. After due study and deliberation it resolved to approve said map subject to the following changes which are deemed necessary to protect the shoreline: 1. No sanitary disposal facilities being located within 100 feet of the top of the bluff. 2. Stormwater runoff resulting from the development and improvement of the lots shall not be discharged down over the face of the bluff in any manner. 3. No grading and no clearing shall be undertaken within the setback area except for that clearing and cutting necessary for maintenance. 4. Access to the beach shall be limited to a single common access point and then only by means of a suitable structure that will not cause undue disturbance to the bluff and of a design acceptable to the Town. 5. The grantee further covenants and agrees at all times to maintain such septic tank, facilities and/or lateral sewer connection in good repair and proper operating condition. The plans and specifi- cations for the construction and/or installation of such septic tanks, facilities and/or lateral sewer connection shall first be approved in writing by the grantor. The grantee hereby covenants and agrees that he will not knowingly permit the premises herein conveyed to be so used that the water in any fresh water ponds and/or streams contiguous or adjacent to said premises may be in any way polluted or rendered unfit for potable purposes. All the covenants and agreements herein ex- pressed shall be binding upon the grantee, her heirs and assigns, and shall be held to run with and bind the land and premises hereby conveyed and all subsequent owners and occupants thereof, until April 15th, 1985, and there- after from term to term of twenty years upon the consent of the owners of a majority in acreage of all land within the "Park".
