Mr. Palmer has completed these maps and they are now with Mr. Fred Grebe who has kindly volunteered to deliver them to the town office. On Friday, February 23rd, Mr. Gada, with two machines and operators tried manfully to comply with the requirement for demolil..i.on of the sidewalk and the .foundation. The work was actually begun the day before and continued until 4 P. M. Friday. They found that the frost was over a foot into the ground and that the machines could not budge the concrete imbedded there. They were successful in removing the concrete floor but the surrounding wall was immovable. I assure you that as soon as the weather breaks and the frost leaves the earth, I will continue with this work and comply with the requirement set up by ,your commission. It is my estimate that in addition to the $200. 00 already spent, there will be an additional $300 . 00 for the completion of the work. Would you like me to send you a check in this amount for ,you to hold in escrow and then deliver to Mr. Gada �v'ien Fred Grebe assures you it is compieted? Mr. Palmer, the surveyor, advises that he has completed the revised surveys with the turn-around at the easterly end of the property and in the form of a square. He is forwarding two prints of this to Mr. Fred Grebe for presentation at your meeting. He also is sending on prints of Reservoir Road to the point where it connects with Winthrop Drive. I never wanted this property but was forced to take it from the Race Point Corporation. They assure me it is the required 50 feet in width throughout its length. I spoke to Mr. Gada on Friday, January 26th, and he is prepared to go ahead with any work which is necessary and financially feasible as soon as the weather breaks. From your letters I somehow get the feeling that you think I am trying to damage Fishers Island. Nothing could be farther from the truth. My one regret is that we have not had the opportunity to meet personally. From such an encounter you would see that I am relatively young (45 years) am not of inherited wealth; in fact, my people were Canadian farmers who despaired of trying to scratch a living from the frigid soil of Ontario and emigrated to New York when they entered the Real Estate business and set about selling other peoples farms and real property. This is the philosophy am bringing to Fishers Island. As you know, I have worked many years for the wealthy families on the East End as manager of the Fishers Island Estates and of the Fishers Island Water Works Corporation. Additionally, I have plied my trade as Real Estate Broker and appraiser on the Island in conjunction with Polly Edmonds. When a tract of land became available in the old Fort Wright property at a reasonable price, I dug deeply into my savings and bought it. I am seeking to prove that there is a place on Fishers Island for working people of moderate income who wish a quiet retreat to rear small children. I would like to divide my property into five parcels, as limited by my deed, and ask others of similar circumstances to come in with me; thereby apportioning the cost of the taxes and reducing my own capital investment. At this writing, Mr. George Conant of St. Louis is the only one who shares my dream and wants to buy in with me. He has agreed to pay a portion of the cost of maintaining our road and anyone else who comes in will have to do likewise on a per acreage basis. Neither I nor anyone in my group will cost your Township anything, you can be sure of it. In fact, five houses, paying taxes and requiring no services, not even schools, should be a credit to your community. We only want to live quietly three months a year on Fishers Island. The complications are too many and the possible expenses too great for a person of limited means like myself. Instead, I plan to sell only one tract to Mr. George K. Conant, Jr. of St. Louis, Missouri. Mr. Conant has been in this from before the time I purchased the property. In fact, it was based upon his offer to take and pay for part of it that I went through with the purchase of the whole nine acres. I will hold the balance for myself for the indefinite future. Mr. Palmer is sending you a new survey showing the breakdown. Kindly submit it that way to the Planning Board in their meeting on Tuesday, November 21st. I hope I will not have to spend any more money on this. After all, I am not going into a real estate speculation; merely receiving assistance from one outside party to make possible my initial purchase. I hope that your colleagues on the Planning Board will be able to see it in this light. (continued) --- Mr. Fred Grebe November 16, 1967 While I strongly believe in controlled development through the means of a strong planning board, I would caution you against long delays and the imposition of stringent regulations on what is essentially a community of 4, 000 summer people trying to enjoy second homes. If the delays are too long, there will be no transactions - busy people do not have time to take on more battles. If the regulations are too stringent and expensive, you will destroy the "middle income" people who are beginning to appear on Fishers Island. They cannot afford extensive land improvements so they will abandon the whole idea and spend their vacations at resort hotels or cruises or the many other opportunities made possible through better travel facilities and availability of credit. Result: the rich people will acquire more land (the taxes are deductible from their income taxes), there will be less building, the stores and service people will have less trade and the middle aged, middle income, work-for- a-living people who are the real strength of any society will simply not come to Fishers Island.
