The following action was taken by the Southold Town Planning
Board at a regular meeting held January 10, 1978.
RESOLVED to accept the recommendations of the Suffolk: County
Planning Commission as pertain to the subdivision of property known
as Hay Harbor Hills.
It would seem that final approval is in order and these maps

Dear Mr. Wickham:
The Suffolk County Planning Commission at its regular meeting on December 7,
1977, reviewed the proposed subdivision plat, entitled, "Minor Subdivision -
Hay Harbor Hills" referred to it pursuant to Section 1333 of the Suffolk
County Charter. After due study and deliberation it resolved to approve said
map subject to the following conditions which are deemed necessary to protect
the adjoining body of water, Hay Harbor:
1. No sanitary disposal facilities shall be located within 100 feet of
Hay Harbor.
2. Stormwater runoff resulting from the development and improvement of
the lots shall not be directly discharged into Hay Harbor in any manner.
3. No grading and no clearing shall be undertaken within the setback
area along the shore except for the clearing and cutting necessary for main-
tenance.

Pursuant to the request of the Secretary of the Board, this is to
advise that the metes and bounds description furnished to you are
the metes and bounds description prepared by the Title Guarantee
Company under Title No. 1295453, which is the metes and bounds
description of subject premises guaranteed by. said company.
The Title Guarantee Company survey runs clockwise, whereas the
surveyor made the map counter-clockwise. Depending on whether
you are reading the map clockwise or counter-clockwise, each of
the courses will reverse; in other words, on the very first course
of the description which runs North 45 degrees 06 minutes 40 seconds
East,, the survey will show South 45 degrees 06 minutes 40 seconds
West. This is exactly the same course only in one instance you
are running in a Northeasterly direction, and in the other you are
running in a Southwesterly direction.
I trust that this will clear up any confusion that you may have with
regard to this description and map, and certainly any engineer or
surveyor will assure you that both are correct and are exactly the
