The Board recommends that one access point and one road be designed for both subdivisions, rather than two separate roads running parallel to each other. The Planning Board' s recommendation includes a road built to major specifications located on the Townsend and Plum Gut parcel ( to be referred to as Parcel A) . This road will terminate in a cul-de-sac at the property line marked N/F Shapiro. A road to the alternate specifications will then continue in the twenty-five ( 25) foot right-of-way to the Dorman, Townsend, MacKay & Millis property (to be referred to as Parcel B) . Please see the enclosed sketch for clarification of this concept. If development of the two parcels is not to continue simultaneously, it is suggested that an easement over Parcel A be granted to Parcel B so that Parcel B can proceed with a road built to the alternate specifications, which would later be upgraded to the major specifications upon development of Parcel A. Development of the parcels in the above mentioned manner will necessitate only one curb cut. The subdivision proposals have been sent to the New York State Department of Transportation for their comments in regard to this situation. The Planning Board will contact you upon receipt of the comments from the NYSDOT. At that point, revised road profiles will have to be submitted showing the suggested location of the road. SEQRA determination letter by the Town of Southold. * The map submitted with the Town of Southold letter of January 13, 1988, (map dated December 7, 1987) shows the test well located off the subdivision property on the 25 foot wide right-of-way. The map also proposes the four wells to supply each subdivision lot be located on the right-of-way. The map submitted with the SCDHS subdivision application (map dated Decemoer 5, 1985) shows the test well on the northeast corner of Lot 4. This discrepancy should be corrected prior to SCDHS application approval .
