Dear Mr. Lark:
The fOllOwing action was taken by the southold Town Planning Board,
Monday,
RESOLVED that whereas, a formal application for the approval of a
subdivision plat entitled "Woodhollow properties, Inc., located at
Orient was submitted to the Planning Board on January 11, 1982
and,
WHEREAS, a public hearing was held on said subdivision application
and plat at the Town Hall, Southold, New York, on April 26, 1982 at
7:45 p.m., and
WHEREAS, the requirements of the Subdivision Regulations of the Town
of Southold have been met by said subdivision plat and application,
NOW, therefore, be it RESOLVED that the application of Woodhollow Prop-
erties, Inc for approval of said subdivision plat prepared by
Roderick Van Tuyl, P.C. dated February 10, 1982, be approved and the
chairman be authorized to endorse approval on said subdivision plat
subject to the following conditions:
1. No lot shall be subdivided or its lot lines changed in
any manner at any future date unless authorized by the
southold Town Planning Board.

2. A short radius curve, preferablY with a radius no greater
than 20 feet, shall be provided at each corner of each
intersection to facilitate turns.
3. There shall not be any vehicular ingress and egress on
Main Road for Lot 1.
4. No driveway or entrance road on Plum Island Lane shall be
located within fifty feet of the northerly right-of-way
line of Main Road.
5. Consideration shall be given to restricting access to Lot
4 to one of the two existing driveways, preferably the one
with the greatest sight distance and least interference
with the entrance to the state Park.
6. All stormwater runoff resulting from the development and
improvement of this subdivision or any of its lots shall
be retained on the site by adequate drainage structures
so that it will not flow out into Plum Island Lane and.
Main Road.
7. The above conditions shall be filed as covenants and re-
strictions in the office of the County Clerk on or prior
to the granting of approval to this subdivision.
8. Receipt of an affidavit of ownership for the Planning
Board's subdivision file.
Upon receipt of a copy of the filed covenants and restrictions, three
copies of the final map, and an affidavit of ownership the chairman
will endorse approval on said maps, two of which will be returned to
your office.

Gentlemen:
The following statements are offered for your con-
sideration in the review of the above-mentioned minor
subdivision and its referral to the Suffolk County

(1) No grading, other than foundation excava-

(2) No new roads are proposed and no changes will

Pursuant to Article 8 of the Environmental Conservation Law
State Environmental Quality Review Act and 6NYCRR Part 617, Section
617.10 and Chapter 44 of the Code of the Town of Southold, notice is
hereby given that Southold Town Planning Board as lead agency for
the action described below has determined that the project will not
have a significant effect on the environment.
DESCRIPTION OF ACTION
The minor subdivision of Woodhollow Properties, Inc. is a four-
lot subdivision, located at Orient.
The project has been determined not to have a significant
effect on the environment for the fOllowing reasons:
An environmental assessment has been submitted which
indicated that no significant adverse effects to the
environment were likely to occur should the project
be implemented as planned.
Because there has been no response in the allotted time
from the New York State Department of Environmental
Conservation it is assumed that there is no objection
nor comments by that agency.
The Suffolk County Departme~t of Health Services has
indicated its agreement with the lead agency designation.
This area has a history of a limited water supply and a test
well is recommended and a test hole should be installed to
insure adequate conditions for sewage disposal.
The project will meet all the requirements of the Code
of the Town of Southold Subdivision of Land Regulations.

Dear Mr. Raynor:
The Suffolk County Planning Commission at its regular meeting on March 3,
1982, reviewed the proposed subdivision plat entitled, "Minor Subdivision -
Woodhollow Properties, Inc.", referred to it pursuant to Section 1333 of the
Suffolk County Charter. After due study and deliberation it resolved to approve
said map subject to the following seven conditions: deemed necessary to help pre-
serve the traffic safety and carrying capacity of Main Road, a State road, and
the entrance to Orient Beach State Park:
1. No lot shall be subdivided or its lot lines changed in any manner
at any future date unless authorized by the Southold Town Planning
Board.
2. A short radius curve, preferably with a radius no greater than 20
feet, shall be provided at each corner of each intersection to
facilitate turns.
3. There shall not be any vehicular ingress and egress on Main Road for
Lot 1.
4. No driveway or entrance road on Plum Island Lane shall be located
within fifty feet of the northerly right-of-way line of Main Road.
5. Consideration shall be given to restricting access to Lot 4 to one
of the two existing driveways, preferably the one with the greatest
sight distance and least interference with the entrance to the State
Park.
6. All storrnwater runoff resulting from the development and improvement
of this subdivision or any of its lots shall be retained on the site
by adequate drainage structures so that it will not flow out into

ALL that certain plot, piece or parcel of land with the
buildings and improvements thereon erected, situate, lying
and being at Orient, in the Town of Southold, County of
Suffolk and State of New York, more particularly bounded
and described as follows:
BEGINNING at a monument at the intersection of the
easterly side of Plum Island Lane with the northerly side
of Main (State) Road and running from said point of begin-
ning along the easterly side of Plum Island Lane and other
lands of Woodhollow Properties, Inc. the following four (4)
courses and distances: (1) North 10 02' 20" East 383.0 feet;
