The following actions were taken by the Southold Town
Planning Board, Monday, March 18, 1985.
RESOLVED that the Southold Town Planning Board approve
the lot-line change for Robert Demarest located at Orient
to increase the lot by 30,500 square feet, map dated June 29, 1985
and amended February 20, 1985.
RESOLVED that the Southold Town Planning Board approve
the lot-line change for the Estate of Cora Demarest located
at O ent, map dated June 29, 1984 and amended February 20,
198 .
RESOLVED that the Southold Town Planning Board approve

NEGATIVE DECLARATION
J une 10, 1985
Pursuant to Article 8 of the Environmental Conservation Law
State Environmental Quality Review Act and 6NYCRR Part 617, Section
617.10 and Chapter 44 of the Code of the Town of Southold, notice is
hereby given that Southold Town Planning Board as lead agency for
the action described below has determined that the project will not
have a significant effect on the environment.
DESCRIPTION OF ACTION
The minor subdivision of H.M. De.marest for two lots on
19.544 acres located at Main Road, Orient.
The project has been determined not to have a significant
effect on the environment for the following reasons:
An environmental assessment has been submitted which
indicated that no significant adverse effects to the
environment were likely to occur should the project
be implemented as planned.
Because there have been no comments recieved from the
Department of Environmental Conservation in the alotto
time, it is assumed that there we no comments or objections.
The Suffolk County Department of Health Services has no
objection to our designation of lead agency. There is
no record of an application to that Department.
The project will meet all the requirements of the Code
of the Town of Southold Subdivision of Land Regulations.

To the Planning Board of the Town of Southold:
The undersigned applicant hereby applies for (tentative) (final) approval of a subdivision plat in
accordance with Article 16 of the Town Law and the Rules and Regulations of the Southold Town
Planning Board, and represents and states as follows:
1. The applicant is the owner of record of the land under application. (If the applicant is not the
owner of record of the land under application, the applicant shall state his interest in said

PARCEL IV
Bounded southerly by the Main Road, easterly by lands of Helen M.
Burden (being a road formerly owned by E. Hampton Mulford), northerly
by Long Island Sound and westerly by lands of Ruth L. Young or
George Leroy Young and lands of Wenzel.
Excepting from said Parcel IV, however, the home parcel of Louis
Demarest which is a parcel of about 175 feet X 140 feet near the
northwest side of the property and the rights-of-way to the same
along the west side of the property all as described in deed to
Louis Demarest from Harrison Demarest, Sr. and Cora Demarest
recorded in Liber 4927 of deeds at page 530; and excepting also
from said parcel IV the home place of Harrison Demarest Jr. 150 X
150 feet fronting on the Main Road near the southeast part of the
property conveyed to him by deed recorded in Liber 2996 at page
245.
EXCEPTING also the homestead parcel of Harrison M. Demarest and
Cora Demarest, described as follows:-
BEGINNING at the southeasterly corner of the lands of John H. Young
and running northerly along said lands a distance of 160 feet;
thence easterly a distance of 175 feet;
thence southerly a distance of 185 feet to the highway;
thence along said highway, westerly to the point or place of beginning,
being bounded on the north and east by other lands of the parties
of the first part, on the south by the highway, and on the west by
lands now or formerly of John H. Young.

existing maps at their conjunctions with the proposed streets.
20. In the course of these proceedings, the applicant will offer proof of title as required by Sec.
335 of the Real Property Law.
21. Submit a copy of proposed deed for lots showing all restrictions, covenants, etc. Annex
Schedule "D".

22. The applicant estimates that the cost of grading and required public improvements will be
as itemized in Schedule "E" hereto annexed and requests that the maturity of the
• Performance Bond be fixed at years. The Performance Bond will be written by
a licensed surety company unless otherwise shown on Schedule .
