Box 8 Greenport, NY 11944 Re: Schoenhaar Survey S/s State Route 25, i33' E/o Marlene Lane, Mattituck SCTM# 1000-143-3-2,32,33 Dear Mr. Van Tuyl: Garrett Strang's office has just forwarded the above-named survey to my office. I am inquiring as to what appears to be a discrepancy between the zoning district line shown on the survey and that shown on the official zoning map. The survey shows the depth of the B-1 zone as being 298' deep on the west side and 280' deep on the east side. The official zoning map shows the depth as being 260' on the west side and 24()' on the east side, for a difference of 38' and 40' respectively. B0~ i412 SouthoId, New York 11971 RE: Proposed site plan for Schoenhaar S/s S.R. 25; 133'E/o Marlene Lane, Mattituck, New York SCTM# 1000-143-3-2,32,33.2 Dear Mr. Strang: The latest proposed site plan from June 14, 1988, was reviewed by the Planning Board in conjunction with your clients request. The Board declined to submit site specific comments until the Zoning Board of Appeals has been given the opportunity to determine to what extent parking may be extended into the "A" Residential Zone. It should be noted that on the proposed site plan for the former Coach Stoppe restaurant, which is under Mr. Schoenhaar's ownership. Also, the property lines on that proposed and this proposed site plan do not match up. In other words, area for parking spaces for the Coach Stoppe (now know as the Half Shell Republic) is shown on the proposed plan as being part of the driveway area for Shoenhaar's retail complex. Specifically, the business district extends for depth of 200' from the existing State right-of-way, the proposed map shows the district line as extending from the old right-of-way line which was abandoned by the State and the land subsequently granted to Mr. Schoenhaar. The Town Board did not give Mr. Schoenhaar additional business property; nor did the Town change the zoning map to state that the business zone on Mr. Schoenhaar,s property would extend an additional 80 to 98 feet in depth over the 200 feet shown. The revised plan should include all of the land owned by your client. Also, if any parking agreement for the Half Shell Republic is provided for on this site, this should be noted on the site plan. Please include elevation drawings and floor plans as well as existing and proposed grades so that the Planning Board may proceed expeditio~ly with its review.
