Dear Mr. Ward:
I am in the process of requesting a permit to build a Gazebo on the side of the Bowling
Center in Mattituck. I came down to Town Hall to file the application and was helped a
great deal by Bob Kassner. He explained some of the options, requirements, and
problems I may be faced with. At his suggestion, I am writing to explain the plan,the use
and other pertinent information.
I purchased the Bowling Center from Mr. Harkoff a year and a half ago. I have made
considerable improvements to the center. Last summer, my first on the North Fork, was
very difficult financially.
During the summer, the bowlers on the North Fork are either working very hard or
spending time outdoors. Hence, summer bowling was practically non-existent. As a
result, the Bowling Center needs to develop alternate income for this period.
I have a Board of Health approved kitchen and bar. I see the Gazebo as a way of
participating in the summer trade by providing a very nice outside place for casual dining,
such as burgers, sandwiches, salads and desserts. I would operate this dining facility out
of my existing approved kitchen facilities, but only during the warmer months. It will
hopefully provide the necessary cash flow to compensate the summer doldrums.
I own the intended Gazebo site parcel as "single and separate" from the Bowling Center.
I have enclosed the survey and I was told by Mr. Kassner that if the parcel was single and
separate, the Gazebo, would be the primary building and have a series of requirements.
Therefore, he suggested merging the properties to form one larger parcel. Then the
Gazebo would be considered an accessory building. This would require a variance
because it is not in the back but on the back side.

Both parcels are rated as B zones. We found that the parking requirement for the
Bowling Center is 4 spaces per lane. I have a site plan that shows the parking capability
as we currently exist. I would like to point out that the parking space is underutilized in
the summer due to the severe lack of bowling trade during this time.
Enclosed is the survey, plans for the Gazebo, parking plan, and other changes under
consideration to make the Gazebo attractive. I am writing to you for advice. What is the
best approach for this application? I want to avoid any costly modifications to my
existing facility because if these were necessary, it would defeat the objective of adding
this summer service as a means of adding needed capital for the summer.
