Dear Mr. Fickeissen:
The following action was taken by the Southold Town Planning
Board at a regular meeting held December 15, 1980.
RESOLVED to approve parking plan of North Fork Bank & Trust
Company located at Mattituck on map dated June 17, 1966 and marked
received by Southold Town Planning Board on December 8, 1980
subject to letters of intent from the Superintendent of Highways
and the bank in regard to the flooding problem on area marked
"25 parking spaces" on Pike Street and Westphalia Avenue.
I enclose copy of letter from the Superintendent of Highways
for your information.

I had a conversation with Gall Wickham in regards to the
North Fork Bank parking lot located at Mattituck and assured
her that the Town of Southold would make provisions so that none
of the water from Town highways would run into the parking lot.
Thinking that this would alleviate any excess water condition
that the North Fork parking lot has.

Gentlemen:
This letter is to advise you that The North Fork Bank & Trust Company
intends to remedy water drainage problems at its parking facility,
located at the corner of Westphalia Road and Pike Street in Mattituck.
We expect to regrade the lot and install an additional dry well if our
engineer determines the existing wells will not be able to handle the
water from the parking lot.
We understand the Town Highway Department will clean its drain on
Westphalia Road and Pike Street and will elevate the curbing around
the parking area. The raised curbing should eliminate the drain-off
from the Town roads and greatly reduce the amount of water the bank's
drains will have to handle.
The Bank expects to regrade the parking lot in the Spring of 1981 and
this should coincide with the completion of construction at the
Phillip's Building.

Gentlemen:
The North Fork Bank & Trust Company has applied for a building permit for
conversion of the Phillips building on Pike Street, Mattituck, to office space.
The Building Inspector has asked me to request from you a determination re-
garding parking pursuant to Code §100-112.
The current space occupied by the Bank is inadequate, and the purpose of
the expansion is to provide mere room for existing employees. There are
currently 34 full-time employees and four part-time employees, and upon com-
pletion of the renovations, only three additional employees Will be located in
the building, for a total of 37 full-time employees. Thus, the traffic will
be about the same as at present in terms of employees and customers.
The existing building has a total square footage of approximately 5,200,
excluding closets, halls and vault space. This is broken down roughly as
follows:

Upon completion of the renovations, about 900 square feet in the basement,
now USed as offices for the Installment Loan Department, will be converted to
non-office storage space. The lobby, teller area and employee lounge will re-
main as they ar4~

In su~a~%ry, the actual O~fice space will be expanded from approximately
4,180 square feet to approximately 5,390 square feet, but only three additional
employees will be moved into the building. Those e~loyees constitute the Trust
Department, which historiually has a very low customer traffic on a daily basis.
The parking availability, as shown on the attached sketch, is as follows:
25 spaces on S/E corner Westphalia and Pike Street
6 spaces behind Phillips building
21 spaces in Bank-owned parking lot, leased to Southold Town
on N/S Pike Street
7 on-street spaces - 3 on Pike Street and 4 on Love Lane
In addition, the municipal parking lot'is nearby.
Most of the Bank's customer traffic is for very brief transactions at the
teller counter. AS far as employee cars are concerned, many of the employees
car-pool, thereby cutting down on parking requirements.
