After investigation and inspection the Board finds that the
applicant requests permission to set off a business lot with in-
sufficient area, width and off-street parking on property located
on Love Lane, Mattituck, New York. The prospective purchaser is
interested in purchasing the retail food store property, modernizing
the interior, and removing the encroachment on the neighbor's property
to the north. The findings of the Board are that the parcel to be
divided out is surrounded by substandard parcels and the granting of
this variance will not change the character of the neighborhood. The
Board agrees with the reasoning of the applicant.
The Board finds that strict application of the Ordinance would
produce practical difficulties or unnecessary hardship; the hardship
created is unique and would not be shared by all properties alike in
the immediate vicinity of the property and in the same use district;
and the variance will not change the character of the neighborhood and
will observe the spirit of the Ordinance.
On motion by Mr. Tuthill, seconded by Mr. Douglass, it was
RESOLVED, that M. A. Kelsey Properties, Inc., P. O. Box 983,
Southold, New York, be GRANTED permission to divide property with
insufficient width and area and off-street parking. Location of
property: Love Lane and Main Road, Mattituck, New York, bounded on
the north by Barker; east by Mattituck Park District and Stype; south
by Main Road; west by Love Lane, upon the following conditions:
(1) The purchasers shall be granted a right-of-way to the post
office with the possibility that when the post office lease is renego-
tiated there will be consideration for the right-of-way to be extended
to the rear entrance of L &;L. Market.
(2) Approval of the Suffolk County Planning Commission.

Attached iiS plot plan submitted with application for
buildmng permit for atldition to Val Stypes office bUilding, Main
Road, Mattituck.
As you can see there is no accessfor parking now, and
the addition will further complicate the aprking problem unless
direct access to the public parking in rear is made.
The buildi:pg only has a 6" sideline nO.T, the construction
proposed is about dou~le the sixe of the original building so must
have a variance from Aopeals Board under section 100-118 E.

THEREFORE IT WAS RESOLVED, Valentine W. and Sophie K,
Stype, Mattituck, New York, be GRANTED permission to construct
addition with insufficient side-yard setback and off-street
parking, north side Main Road, Mattituck, New York, based on
the revised site plan approved by the Planning Board on
November 21, 1977, subject to the following condition:
The applicants shall provide at least seven additional
parking spaces on the northerly end of their property.
The applicant will determine the type of surface based
on the drainage problems in the area and will assure
that the site will be self-contained as to drainage.
No water from this site shall drain onto properties
located either to the east or west of this property.
Vote of the Board: Ayes: - Messrs: Gillispie, Bergen, Hulse,
