The above-referenced~site is a pre-existing site of 17,335 square
feet in area. The site has been used as a gasoline service station, and
is now in use as an insurance agency.
The proposed use is that of a bank, which is not a particular-
ly intensive use and one which could be accomodated by the present building
and parking area. However, the applicant wishes to remove the front parkz
ing area in order to add a drive-in window capable of handling two sets
of teller machines. Removal of the parking spaces would result in the
site being three spaces short of its required number of 15 spaces. The
15 spaces were obtained by dividing the total floor area of the office
building by 150 square fe~t, in accordance with acceptable planning prac-
tice and the proposed zoning code.
The proposed drive-in would result in increased potential for traffic
accidents at the intersection of State Route 25 and Wickham Avenue, which
is ~usy intersection at present. The proposed use is an unacceptably
intense use of a small site.

As discussed with Melissa Spiro on June 6, 1988, a site
plan is not necessary for the above mentioned proposal. A bank is
a permitted use in thei B-1 district subject to Planning Board
approval. In this casei, the Board does not require a new site
plan, as a feasible building exists on the site and no additional
construction will occur.
