Avenue, Mattituck, NY
SCTM 9 1000-140-3-34
Dear Dr. Notaro:
This is in reply to your letter dated June 4, 1991. The
Planning Board has decided to allow an amendment to its prior
condition of site plan waiver, whereby the use of the site was
limited to one doctor only.
The addition of an architect's office and the presence of
another physician on the site will be permitted, provided that
the other physician's hours are not the same as yours. The
parking calculations shown on the plan that was submitted with
your letter are in conformance with the Town's parking
requirements for these uses.

Dear Mr. Orlowski:
Thank you very much for your prompt response to my last
correspondence. I have been working in my new office here
Mattituck and find that I have more room than I need. My
husband, Frank Notaro, an architect, has moved into
approximately 300 square feet of this space.
I would also like to have another physician use my area on
the days that I am not in the office. Enclosed is a site plan
and building plan showing fourteen parking spaces. I trust
that this is adequate for these uses.
Since~rely yours,

Re:
D.M.S. Realty
Corner Main Road & Wickham Avenue
Mattituck~ New York
Dear Sirs:
The attached plans describe the proposed modifications to the
above captioned property. It is the intention of the Owners to con-
vert the existing abandoned structure to offices for their own use.
The number of personnel will be 14 or less. It is expected that 10
or 11 spaces will be used by employees. This is bor~out by current
usage at the existing office location.
Furthermore, a considerable amount of business is conducted away
from the office by the sales staff which includes 6 of the 14 people,
so even the 10 or 11 employee spaces will rarely be filled. There
are rarely more than two (2) customers at any one time in the office
and the duration of customer visits is normally very brief.
The parking design is based on the theoretical maximum of 14
employees and two clients for a total of 16 spaces. It is evident
from the above discussion that this capacity will rarely, if ever,
be fully utilized.
We hereby request that you place this matter on the agenda for the
January llth, 1983 hearing. Our clients are anxious to obtain a build-
ing permit as soon as possible.
We understand that in submitting the three copies of the Site Plan
along with this letter we have provided your office with all necessary
