Planning Board, Monday, January 9, 1984.

Dear Mr. Reeves:
Please let this confirm our presubmission conference
and action of our Board last evening.
It was RESOLVED that the Southold Town Planning Board
approve the site plan "Harold R. Reeve & Sons, Inc." at
Mattituck subject to certification from the Building Depart-
ment and a one year review.
It was noted in our minutes the entire depth of the
property is in "B" zone and the westerly property is under
the same ownership. We have designated on one of the plans
the areas you propose to pave and buffer with plantings which
should assist the building inspector with certification.
Also noted is that you propose to fence the areas that abut
residential properties.
Please forward the application fee in the amount of
$25, payable to Southold Town Clerk, at your earliest conven-
ience. Thank you.

4. Although property is almost 5000 ft. short for a B-1 lot, it
is pre-existing and therefore acceptable, Sect. 100-152,

6. The proposed, as submitted, falls within the requirements of
lot coverage,
7. I believe that the property has proper drainage basins, in

Gentlemen:
Based on the information I have been given from you: 1.
3 site plans of proposed relocation for Harold R. Reeve & Sons,
Inc., 2. A copy of a letter of August 29, 1983 from Reeve to
you, 3. A copy of your letter to Reeve dated Sept. 27, 1983,
I have seen no application for the proposed change of use from
an existing laundromat to include the Reeve's business. Assu-
ming, and it appears to be a Building Construction Business or
"Building Contractor's Yard," that is a permitted use in the
'C' Zoned district, 100-80 B by Special Exception and site plan
approval. This is not a permitted use in this 'B-1' zone.
"Carpenter Shop" is a permitted use in 'B-1', 100-70 B (6) by
Special Exception and site plan. "Offices" is a permitted use
without Special Exception, 100-60 A (2) but needs site plan
approval.
The proposed site plan lot (approximately 85 x 294') is
part of lot 6 in Section 140 in Block 1 which is owned by Harold
R. Reeve & Sons, Inc. as one lot. I have found no approval of
a separation of the proposed 85 x 294' lot.
This proposed lot and use is partly in the 'B-1' zone and
~ Residential zoned district.
In regard to "off-street parking", 100-112, the number
of spaces shall be determined by you, 100-112 A. The site plan
should show the information regarding 100-112 A,C,D,E, & K.
Only accessory buildings to dwelling's dwelling use are
permitted in the rear yard, 100-32. In all other zones they
(any building) can not be located in the required front, rear,
and side yard area. "Yard" definition, 100-13.
Any proposed ground sign location should be on the site
plan for your approval, 100-60 C. There is an existing laun-
dromat business-building on this lot in addition to the proposed.

The applicant should apply to "the Building Inspector" for
the change of use with a plot plan-site plan so if not permitted,
a disapproval may be issued so the applicant can apply to the
Zoning Board of Appeals for need Variances and Special Exception.
For example: Special Exception andlor Variance is needed for the
use, business on property in the 'A' zone, locating one accessory
in the rear yard, another accessory in the side yard, also lot
with insufficient area and width.

Gentlemen:
,~e have attached a sketch plan of our proposed business
relocation for discussion at a presubmission conference at your
earliest convenience. We have set forth our situation and suggested
solution in outline form below. At the time of the conference,
we can elaborate on the several points and will also present
more developed plans and site information.
1 _ Reason for Relocation: Our firm has been part of a family owned
business since its inception. Due to deaths in the family, the
lumber yard and the building construction businesses have been
separate for some ten years. The lumber yard is being sold,
probably by year end. We (the construction business) have
been tenants of the lumber yard and must vacate our office
space and storage areas.
2 _ proposed New Location: Our company has been based in Mattituck
since 1912 and most of our workers are from southold Town. We
wish to remain in Mattituck, even though now much of our work
sites are on the south shore.
We own an existing lot of approximately 25,000 square feet zoned
B-1 on the north side of County Highway 48, just west of
Wickham Avenue. 'rhe Mattituck Laundromat building, which we own,
is on the property.
3 _ proposed New Facility: since we do almost no off-the-street
business, our needs are for a central office space, an accessory
building to store five vehicles for personnel transportation and
a roofed accessory slab to store sawhorses, scaffolding, ladders
etc. between projects. We have indicated on our sketch plan
where these structures might be situated. The total land use
with the three buildings plus the laundromat structure would be
slightly less than 22% of the area.
We trust that these three items will present our background
situation in preparation for our conference. we look forward to
discussing the proposal in more detail in the near future.
