part of said plots and part of the Farm Road lying between said
Plots D and E on said map, when taken together, are bounded and
described as follows:
BEGINNING at a monument set in the westerly line of Conklin
Road, also known as Grant Boulevard, at the division line between
Lots 58 and 70 on said map, said point of beginning being distant
232.51 feet southerly~ measured along the westerly line of Conklin
Road (Grant Boulevard) from the southerly line of Bayer Road;
RUNNING THENCE South 14 degrees 02 minutes 50 seconds East
along the westerly line of Conklin Road (Grant Boulevard) 269.60
feet to land of the County of Suffolk;
THENCE South 24 degrees 47 minutes 30 seconds West along said
last mentioned land 193.62 feet to land formerly of Pollock later
of Susie H. Cooke;
THENCE North 19 degrees 32 minutes 50 seconds West along said
last mentioned land 306.43 feet to the southerly line of Lot 69 on
said map;
THENCE South 75 degrees 57 minutes 10 seconds West along said

thence running in a Northerly direction one hundred thirty feet
parallel with the boundary line of property of Hubert W. Klein
and Gustav Bayer, to mean high water mark of Long Creek; thence

Hubert Klein; thence running in a Southerly direction along the

Gentlemen:
The following statements are offered for your consideration
in the review of the above-mentioned minor subdivision and its
referral to the Suffolk County Planning Commission:
(1) No grading, other than foundation excavation for a
residential building is proposed.
(2) No new roads are proposed and no changes will be made in
the grades of the existing roads.
(3) No new drainage structures or alteration of existing
structures are proposed.

The Health Department's primary environmental concern
pertaining to development is that the applicant comply with
the requirements of the Suffolk County Sanitary Code especially
Article V and VI, and relevant construction standards for
water supply and sanitary sewage disposal. These considerations
are to be reviewed completely at the time of application. Full
consideration in placement of water supply wells and disposal
systems is given to state and town wetland requirements. The
Health Department maintains juriSdiction over final location
of disposal and well systems and the applicant should not
undertake to construct any water supply or disposal system
without Health Department approval.
Other portions of the Suffolk County Sanitary Code also
apply to commercial development such as Article XII. The
Lead Agency is requested to forward a copy of this form to
the applicant with its findings.
Further comment may be provided upon completion of the
application review.

Upon application for JAMES AND BEULAH RICKETTS, Conklin Road,
Mattituck, NY (by G. Olsen, Esq.) for a Varlance to the Zoning Ordinance,
Articles I and III, Section 100-31, (A106) for approval of insufficient
area and width of two proposed parcels in this division of land located
on the West Side of Conklin Road (Grant Boulevard), Mattituck, NY;
County Tax Map Parcel No. 1000-139-03-19 and 30 (30.1).
The board made the following findings and determination:
This is an appeal from Article III, Section 100-31, Bulk Schedule
of the Zoning Code which requires a minimum of 80,000 sq. ft. of lot area
and 175 ft. of lot width for each parcel in a proposed division of land.
By this application, proposed Parcel No.1 would have 15,681 sq. ft.
with 115.41 ft. frontage along Conklin Road; proposed Parcel No.2 would
have an area of 32,358 sq. ft. with 154.19 ft. alon9 Conklin Road. Each
of the premises are part of the 1935 Subdivision of "Mattituck Heights,"
to wit, Parcell consists of Lots 69 and 70; Parcel 2 consists of part
of Plots D and E. Parcell is vacant, and Parcel 2 is improved with
a one-story, one-family frame house, and two small accessory storage
sheds.
For the record, it is noted that the applicants purchased the
subject premises by separate deeds, on November 18, 1965, during the
12,500 sq. ft. zoning requirements of the town.
The board members have personally viewed the site in question
and are familiar with the character of this residential community. In
viewing the neighborhood, the board finds a majority of the parcels to
be of a size larger, although only by perhaps 7,000I sq. ft. than
proposed Parcell.
The board members are also familiar with all of the facts and
statements given at the public hearing of this matter held on Novem-
ber 15,1984.
It is the determination of this board that Parcell is not of
an average size consistent with the majority of the lots in this
immediate area and therefore: (a) the variance requested is not

WITHOUT PREJUDICE.
