Dear Mr. Orlowski:
The Suffolk County Planning Commission at its regular meeting on August 3,
1988 reviewed the proposed subdivision plat, entitled, "Minor Subdivision _
Gilbert & Ann Amiaga" referred to it pursuant to Section A14-24, Article XIV of
the Suffolk County Administrative Code. After due study and deliberation it
resolved to take no action.
The Commission also offers the following comments on the map for your use
and consideration:
1. Every effort should be made to get the owners to combine their
holdings to create one 24,580t square foot lot in keeping with the
trend toward larger lots and to alleviate the problems, social,
economic and environmental, that often result from small parcels.
2. There is concern that if these parcels are developed that the disposal
of sanitary waste could be a problem that could adversely affect the
beach.

The owners should be required to provide a chain of title before any
approval is granted to insure that these two lots have always existed
as individual lots and are not the result of an unapproved recent
(1984?) subdivision or a change of ownership between present owners to
create two individually owned parcels where both parcels were jointly
owned before.
