The file dates back to July of 1988. Review started prior to receipt of the application fee, which was submitted in March of 1989. Over the years, the proposal was not pursued by the applicant in a diligent fashion. It is the Planning Board' s opinion that the file dates back too far to accurately advise you of the amount of time expended on the application. The Planning Board is not in agreement with the change of zone for the Carmine,,Rutrano proposal. The Board prefers the cluster sketch labeled-- D, however, the open space should be on the easterly side of the property rather than the westerly side as shown on the plan. It is also necessary to delineate the wetlands on the map. As for the site plan, the Board would like to see the buildings set back further. This would be in kePpping with the other buildings in the area. Also, the Planning Board has determined that the parking should be calculated as follows: I space per 150 square feet of office floor area. 1 space per 100 square feet of retail area. Upon submission of revised plans for both proposals, the Planning Board will continue with their review. If you have any questions, please do not hesitate to contact this office.
